Kings Valley boasts an outdoorsy lifestyle for its community
Traveling up the eastern side of the Conifer Mountains is Kings Valley, a community of homes about 5 miles southwest of the town of Conifer. Thick aspen trees surround both the narrow country roads and properties. While the neighborhood is primarily residential, the area’s landscape features plenty of opportunities to get outside. “People really embrace the outdoors here; it becomes a lifestyle choice. Instead of going out to dinner, you socialize with your friends by going on hikes,” says Realtor Jackie White with Your Castle Real Estate, who has over 10 years of experience.
Staying active in state and mountain parks
The Rainbow Trout Ranch and Campground, located along Elk Creek, is over 3 miles to the west on U.S. Highway 285. Anglers test their fly fishing skills in catch-and-release ponds. There are both RV and camping sites on the grounds as well. Continuing north along Elk Creek Road leads to Staunton State Park, which offers daily and annual park passes. The state park has around 4,000 acres of diverse terrain, including foothills, cliffs, meadows and grasslands. Multiple trails cut through the area for hiking, biking and horseback riding. There are also 25 campsites and 25 picnic sites. Additional activities include rock climbing, geocaching and an archery range. “They have all sorts of educational activities. It really is a nice opportunity to quickly be outdoors,” White says.
About 5 miles east of Kings Valley is Beaver Ranch Park, a green space with a disc golf course and zipline tours along Casto Creek. The James Q. Newton Park is close by and requires a reservation, with large picnic shelters and recreational areas, including ballfields and horseshoe pits.
Multistory mountain homes heading up the hill
Homes in Kings Valley branch off the main country road and up into the mountains. Most properties were built between the 1970s and 1990s and are surrounded by thick forest. “Kings Valley is unique in that it has community water and sewer. The other neighborhoods are on wells and septic. It’s also mostly less than 1-acre lots,” says Kelly Dolph, a real estate agent with Keller Williams Foothills Realty, who has been selling in Conifer since 2020.
Multistory mountain homes are the most common housing type. Some have more modern designs, while others may be New Traditional. Most of these houses have cabin-inspired features such as wood exteriors, large picture windows, raised balconies and wrap-around porches or decks. Prices range from $670,000 to $970,000. There are also ranch-style homes and raised ranches in the neighborhood. These smaller properties cost around $525,000 to $625,000. “Wildlife is a part of living up here, and it’s cool to have that interaction with nature. You get your neighborhood deer, foxes that are hunting and elk that pass through. You do have to be aware of the bears,” White says.
Environmental concerns of mountain living
Conifer’s mountainous landscape and thick forests may be at a risk of potential wildfires. The Elk Creek Fire Protection District has a station about 3 miles from Kings Valley. Additionally, “be prepared to remove snow from your driveway in the winter, even though Conifer gets about the same amount of snow as Denver,” Dolph says.
Kings Valley’s essentials and nearby commerce in Conifer
Kings Valley Marketplace is a shopping center at the neighborhood’s entrance. Small businesses include a gas station and King’s Emporium & Mercantile, an antique shop. Primo’s Cafe is a family-owned restaurant serving breakfast platters, coffee and lunch specials.
Conifer has more shopping and dining a short drive away. At the Conifer Marketplace, there’s an auto parts store and a bicycle shop called Evergreen Mountain Sports. Next door is the 3 Victoria Family Mexican Restaurant. Conifer Town Center is located along Main Street and has two grocery stores: Safeway and Natural Grocers. There’s also a Starbucks and Sonic Drive-In in the area.
Getting educated in Jeffco public schools
Children living in Kings Valley can attend schools in the Jefferson County School District, which offers choice enrollment. Elk Creek Elementary School earns a B-plus grade from Niche. West Jefferson Middle School and Conifer High School both receive A-minuses. Students at Conifer High can take courses in communication and journalism through its Student Media program. The school also has over 20 student clubs and activities.
Navigating Kings Valley by car
Kings Valley Drive is the neighborhood’s main thoroughfare, a narrow country road with switchbacks to travel up the mountain. As such, a vehicle is required to navigate the area’s terrain. U.S. 285 is located at the bottom of the mountain and travels east and west. Commuters can use the highway to head to Conifer and Aspen Park. It also is used to head to the Denver Metro area, about 37 miles northeast. The Denver International Airport is roughly 71 miles away.
