Harper’s Landing is a family-oriented subdivision in The Woodlands
Harper’s Landing is a residential enclave part of The Woodlands Township, an upscale census-designated community more than 25 miles north of downtown Houston. The neighborhood was initially slated for commercial use, but the plans instead pivoted to residential; as a result, residents pass through a small industrial area on their way to enter the community. Harper’s Landing is located east of Interstate 45, while the rest of The Woodlands area is on the western side. Ross Reddick, a Woodlands resident for more than 20 years and Realtor with Direct Real Estate Group, identifies three major draws of Harper’s Landing: value, schools and access. “You can buy a home for significantly less per square foot than you can for similar homes west of 45, but you still get to be in The Woodlands with all its amenities and you’re zoned for highly rated schools,” Reddick says. “The location of the neighborhood also has better access than anywhere else in The Woodlands. You can jump right on the freeway and go north, south, east or west, which is really convenient. Ease of access is definitely important.”
Because The Woodlands is not an incorporated city, Harper’s Landing is also technically part of Conroe, the nearest official city, but not located within its city limits. Situated 8 miles north of the neighborhood, Conroe’s school district is one of several that serve students throughout The Woodlands area. “In Harper’s Landing, you could have a mailing address with either Conroe or The Woodlands, but on tax documents, you’re putting down Conroe,” Reddick explains.

Traditional homes at relatively affordable prices for The Woodlands
Homes in Harper’s Landing line cul-de-sacs that branch off of low-traffic streets. Properties are spaced evenly apart and sit on lots with paved driveways and garages, which help reduce the need for street parking. Front lawns are grassy, well-maintained and often shaded by towering oak trees. “The homes here are established; they’re about 25 years old on average,” Reddick says. “The architecture and housing styles are varied, as they were built by different developers. You’ll notice distinct sections on different streets.” Reddick adds that while traditional architecture is most common throughout the neighborhood, exterior designs still fluctuate from house to house. Single-family homes range from approximately $300,000 to just over $500,000. The median price in Harper’s Landing is around $3640,000; by comparison, the median price in The Woodlands $569,000.

Zoning for the highly rated Conroe Independent School District
Conroe Independent School District serves students in Harper’s Landing and receives an overall A rating from Niche. In 2025, Niche ranked Conroe ISD the No.1 school district in Montgomery County. Powell Elementary serves prekindergarten through fourth grade, Collins Intermediate is for grades five and six, and Knox Junior High is for grades seven and eight; all three schools receive A ratings. Secondary students are zoned for The Woodlands College Park High School, an A-plus-rated institution known for outstanding academic programs, including the Conroe ISD Academy of Science and Technology magnet. “If your child wants to excel academically, then College Park is the best choice,” Reddick says. Private education options in the area include The John Cooper School. The school earns an A-plus from Niche, which rates it the #4 best private school in the state of Texas. West of Harper’s Landing across Interstate 45 is Lone Star College’s Montgomery campus. As a community college, LSC-Montgomery offers academic transfer programs and career training education.

Recreation at Harper’s Landing Park and Misty Dawn Park
The neighborhood has two community parks for outdoor recreation: Misty Dawn Park and Harper’s Landing Park. Misty Dawn is a small, wooded park amidst a large section of homes with a playground and paved walking path. Near the entrance to the neighborhood is Harper’s Landing Park, a larger, more developed outdoor space. Recreational amenities include picnic pavilions, a community swimming pool, a dog park, playground features and athletic facilities for ballfield sports, tennis and soccer. Parkgoers can also find a designated skate park area with a sizeable bowl feature.

Big box stores and dining west of the interstate
Residents won’t find much shopping and dining within the neighborhood’s immediate vicinity. “Harper’s Landing is completely residential aside from the industrial area, but there’s nothing commercial there except for a Costco Wholesale,” Reddick says. While members of Costco can find a range of food items and household goods there, additional retailers can be found branching off the North Freeway Service Road that runs parallel to the western side of I-45. Some of these big-box stores include Kohl’s, At Home, Lowe’s Home Improvement and Walmart Supercenter. This shopping area also has several chain dining options, fast-food drive-throughs and sit-down restaurants. Harper’s Landing is also a 5-mile drive from The Woodlands Mall, a commercial mecca and premier shopping destination that continues to thrive and expand with modern building additions.

Access to major highways and hospitals
Besides immediate access to Interstate 45, Harper’s Landing commuters can easily hop onto Texas State Highway 242, a busy east-west thoroughfare. The north-south I-45 travels through the rest of The Woodlands area and runs 27 miles south to downtown Houston. George Bush Intercontinental Airport is a 24-mile drive south of the neighborhood. Two major healthcare systems – St. Luke’s Health and Houston Methodist – operate branches in The Woodlands. Both of these hospitals offer 24-hour emergency rooms and are within 2 miles of Harper’s Landing. The neighborhood has a low overall CAP Index Crime Score of 2 out of 10, compared to the national average score of 4.
