An upscale, master-planned Cooper City community
Monterra is a luxury, master-planned community in South Florida’s Cooper City. “It’s a 24/7 manned, gated community, and the security and the amenities are definitely the biggest draws,” says real estate advisor Connie Cabral-Siekierski of the Connie Cabral Group, a longtime South Florida local who specializes in luxury properties. The community’s quiet, secluded vibe, laundry list of private amenities and proximity to public parks make it attractive to families. So do the A-rated Broward County schools. “Cooper City in general is ranked as one of the best suburbs for families. And Monterra itself is also very family-oriented. It’s a very involved community, with all kinds of things to do. It’s very highly sought-after,” Cabral-Siekierski says.
A hot market for New Traditional and Contemporary single-family homes
During the early stages of development, in the 2010s, Monterra was one of the fastest-selling new home developments in the country. “A lot of the homes sold before they were even built. And the demand is still high,” Cabral-Siekierski says. On average, homes go under contract within about three months. The New Traditional and Contemporary single-family homes, many of which feature Spanish and Mediterranean-inspired tiled roofs and arched porch doorways, sell for between about $850,000 and $1.5 million. Townhomes typically start under $490,000 and go up to around $620,000. Wind damage, more than flooding, is a risk factor during hurricane season, though the community’s lagoons can overflow in heavy rains.
Private Monterra amenities, public parks and beaches nearby
“There are tennis and basketball courts, an Olympic-sized pool, tot lots, a full clubhouse with a game room and a conference room, dog parks, running trails, all inside the Monterra community. There’s a lot,” Cabral-Siekierski says. Monterra is also close to public parks, like Brian Piccolo Sports Park & Velodrome, which has athletic fields and a skate park. The velodrome, an arena for track cycling, is the only one in Florida. Wolf Lake Park is a 50-acre wooded natural area with a fishable, boatable lake and picnic areas. Oceanfront beaches are within about 11 miles of Monterra, a quick 30-minute drive without traffic.
Highly rated Broward County Public Schools
The Broward County Public Schools district allows school choice, but Monterra is zoned to Embassy Creek Elementary, Pioneer Middle and Cooper City High. The elementary school earns an A grade from Niche, while the middle school earns an A-minus. Cooper City High, which gets an A-plus, offers career and technical education pathways in subjects such as early childhood education, marketing, film and journalism.
Close to grocery stores, other retailers and restaurants
Big box retailers like Target, Walmart Supercenter, Publix and The Home Depot line University Drive, Stirling Road and Sheridan Street, major commercial corridors nearby. Small businesses, like Davie Plumbing & Supply and Past Present Future Comics, are scattered between banks, self-storage facilities and car dealerships. Dining options include Geronimos Grill, a family-owned sports bar, and Oh Ceviche, a popular Peruvian spot. Ovivi’s Restaurant, a speakeasy-style American eatery, hosts bingo and karaoke nights as well as live music.
Short drives to Memorial Hospital Pembroke and the airport
Broward County Transit provides bus service to the area. Stops on Stirling Road and University Drive are within a couple miles of most homes, and routes connect to destinations like Memorial Hospital West and Seminole Hard Rock Hotel & Casino. Memorial Hospital Pembroke, less than 3 miles away, is only about a five-minute drive. The nearly 15-mile drive to Fort Lauderdale-Hollywood International Airport usually takes 20 minutes, depending on traffic. Florida’s Turnpike, a few miles east, connects north toward Boca Raton and south toward Miami.
