A hot market for New Traditional and Contemporary single-family homes
During the early stages of development, in the 2010s, Monterra was one of the fastest-selling new home developments in the country. “A lot of the homes sold before they were even built. And the demand is still high,” Cabral-Siekierski says. On average, homes go under contract within about three months. The New Traditional and Contemporary single-family homes, many of which feature Spanish and Mediterranean-inspired tiled roofs and arched porch doorways, sell for between about $850,000 and $1.5 million. Townhomes typically start under $490,000 and go up to around $620,000. “There are tennis and basketball courts, an Olympic-sized pool, tot lots, a full clubhouse with a game room and a conference room, dog parks, running trails, all inside the Monterra community. There’s a lot,” Cabral-Siekierski says. Monterra is also close to public parks, like Brian Piccolo Sports Park & Velodrome, which has athletic fields and a skate park. The velodrome, an arena for track cycling, is the only one in Florida. Wolf Lake Park is a 50-acre wooded natural area with a fishable, boatable lake and picnic areas. The Broward County Public Schools district allows school choice, but Monterra is zoned to Embassy Creek Elementary, Pioneer Middle and Cooper City High. The elementary school earns an A grade from Niche, while the middle school earns an A-minus. Cooper City High, which gets an A-plus, offers career and technical education pathways in subjects such as early childhood education, marketing, film and journalism.Short drives to Memorial Hospital Pembroke and the airport
Broward County Transit provides bus service to the area. Stops on Stirling Road and University Drive are within a couple miles of most homes, and routes connect to destinations like Memorial Hospital West and Seminole Hard Rock Hotel & Casino. Memorial Hospital Pembroke, less than 3 miles away, is only about a five-minute drive. The nearly 15-mile drive to Fort Lauderdale-Hollywood International Airport usually takes 20 minutes, depending on traffic. Dining options include Geronimos Grill, a family-owned sports bar, and Oh Ceviche, a popular Peruvian spot. Ovivi’s Restaurant, a speakeasy-style American eatery, hosts bingo and karaoke nights as well as live music.
