Highly sought-after neighborhood filled with private, gated communities

Halfway between Palm Beach and Miami is Coral Creek, a community of highly sought-after private and gated subdivisions. As its name suggests, many are built around creeks and other small bodies of water, as is common throughout Florida. But for most, the water is simply a pretty backdrop since oversized lots have made it possible for many to have private inground pools. The neighborhood is mainly residential, except for a mid-sized public park and a small shopping center, which is home to the award-winning Rock ‘n Roll Ribs, owned by Nick McBrian, the long-time drummer for the British metal band, Iron Maiden.

Luxury Spanish Mission homes

According to Debi Benson, a Realtor of 20 years with RE/MAX 1st Choice, the main differences between gated and private communities are cost and security. “Gated communities are always a bit more expensive and exclusive than private communities,” she says. This is reflected here, with the homes in The Arbors, Waterside, and Parkwood — private communities — ranging from $585,000 to $830,000, while those in Windsor Bay and Grand Reserve — gated areas — range from $760,000 to $1.2 million. While each subdivision has unique amenities, they are all relatively similar, featuring large, luxurious Spanish Mission homes, many with garages and wide driveways, on spacious, manicured lots.

Specialized programs at Coral Springs High

Coral Creek is served by Broward County Public Schools, which includes Park Springs Elementary School, Forest Glen Middle School, and Coral Springs High School, graded B-plus, B and B on Niche, respectively. Coral Springs High offers three specialized programs aimed at diversifying students’ curriculum: the Cambridge Advanced International Certificate of Education Diploma, Career and Technical Education, and Dual Enrollment programs. The Cambridge AICE Diploma is an international curriculum covering the core topics of math, science, languages, arts and humanities. It emphasizes critical thinking and skill-based learning.

Sports courts, fenced-in playground at Volunteer Park

Since this community mainly has private and gated communities, most residents have access to exclusive amenities like clubhouses with fitness centers and swimming pools. But there’s also the mid-sized Volunteer Park, which is ideal for community gatherings and outdoor play. It spans just over 16 acres and has a variety of courts, shaded picnic areas and a small fenced-in playground. One event regularly hosted here is Kona Ice Day, a shaved ice fundraiser in support of the Parks Springs Parent-Teacher Organization. A few similar parks, Turtle Run Park and Fern Glen Park, are within a 2-mile radius of the neighborhood. And popular beaches like North Ocean Park are about 11 miles away.

Home to the award-winning Rock ‘n Roll Ribs

Shopping and dining options are limited in Coral Creek proper, but tucked in the back of Coral Creek Plaza, the community’s only shopping center, is Rock ‘n Roll Ribs. As is expected, this place is decked out in rock ‘n roll memorabilia, from records to guitars to gold and platinum album plaques. It’s known for its fall-off-the-bone ribs and flavor-packed pulled-pork sandwiches. Many flock here to sneak a peek at Nick McBrian, who is on-site from time to time. There are plenty of other restaurants just outside the neighborhood, including La Marsa Coral Springs, a relatively new spot serving Mediterranean fare, and Wings Plus, a community mainstay serving what Realtor Daniel Bozza at Atlantic Realty Group called “The best wings in South Florida.” He’s been selling in the area for a year. Daily shopping is also made easy since major retailers like Target, Walmart, Publix, Home Depot, and Lowe’s are all within a 2-mile radius of town.

Annual events hosted by the city of Coral Springs

The city of Coral Springs hosts community events throughout the year. Many are held on the lawn of City Hall, including the annual Oktoberfest celebration and free Bites-N-Sips food truck expo. Another major event for the community is the Fourth of July fireworks show. Hundreds of residents with lawn chairs and blankets in tow head to Mullins Park, about 6 miles from Coral Creek, to watch fireworks crack across the sky. The event is rounded out with live musicians, local vendors and food trucks.

U.S. Route 441, Sawgrass Expressway are nearby

The neighborhood is centrally located between Palm Beach and Miami, which are around 38 and 44 miles away, respectively. Two major thoroughfares border Coral Creek, U.S. Route 441 and Sawgrass Expressway. The expressway is a toll road and busy commuter highway that leads to Fort Lauderdale, about 23 miles away. Public transit is relatively accessible, with three Public Broward County Transit bus stops sitting along Route 441. The closest major airport is Fort Lauderdale-Hollywood International Airport, about 27 miles away.

High risk of hurricane force winds

According to RiskFactor.com, Coral Creek is at high risk of experiencing hurricane force winds. Flood risks, however, are minimal, with the neighborhood scoring a 1/10 on RiskFactor.com.
