Located inconspicuously on the west side of town, the Kensington neighborhood of Coral Springs is the picture of a South Florida suburban community. Sprawling Spanish-style houses with open floor plans sit on big lots shaded by palm trees and ringed by canals, with practically all necessities within easy reach. “Kensington is in a premier school district,” says Hap Pomerantz, broker and vice president of The Keyes Company Realtors who has sold over 100 homes in the Kensington area over 45 years. “It’s got the ZIP code. It’s an area of Coral Springs that just stays desirable.”

Spanish Revivals in Coral Springs
Kensington features mostly Spanish ranch-style homes with well-manicured lawns, pools and multicar garages. The neighborhood is freckled with gated communities, separated from the main cul-de-sacs by canals. Homes here range in price from $650,000 for smaller 3-bedroom constructions all the way to $950,000 for canal-side lots. Some can even reach price points over $1 million for renovated 5-bedroom mansions. “Houses in Kensington were built under newer hurricane codes than others outside of Coral Springs,” Pomerantz says. “They don’t need as much attention as older ones do. The lot sizes are also spacious. Most of them in Kensington have three-car garages, and they were built by a builder so there aren’t a lot of cookie-cutter models.”

South Florida’s school success stories
Students residing in Kensington begin at Country Hills Elementary, which has an award-winning debate team and scores a B-plus on Niche. They then move to Coral Springs Middle School, which earns a B and whose robotics team won 9 awards at a recent district competition. They finish at Marjory Stoneman Douglas High School, which rates an A-plus. The Stoneman Douglas marching band performed at the Macy’s Thanksgiving Day Parade in 2023.

The canals and parks of Kensington
Two scenic canals run through Kensington, and residents can enjoy the outdoors at Paul Britton Park and the larger North Community Park. Paul Britton Park features a central playground, with other amenities such as picnic tables, a basketball court, grills and a rentable pavilion perfect for weekend cookouts. North Community Park offers basketball and sand volleyball courts, soccer and football fields, baseball diamonds and tennis courts. The park also includes a picnic area and a mile-long paved walking trail that winds along the banks of the canal and around a pond bedecked with a sparkling fountain.

The Shoppes at Heron Lakes
Kensington residents do not have to venture far for grocery shopping. The closest Publix is just 1 mile from most parts of the neighborhood, as is the nearest Costco. “The Costco is literally a block from Kensington,” Pomerantz says. “It’s just the best.” Two miles east on Westview Drive lies North Springs Plaza, a shopping center that plays host to Target and Walgreens. At The Shoppes at Heron Lakes, located directly in the neighborhood, patrons can work out at LA Fitness, cool down with a smoothie at Healthy Delights Café or enjoy a meal at Lefty’s Tavern and Grill. Lefty’s is a popular hangout that hosts weekly live music, occasional trivia nights and always has big games displayed on large TVs. “We all love Lefty’s,” Pomerantz continues.

Highways along the Everglades
Residents of Kensington enjoy easy access to Sawgrass Expressway, connecting them to Florida’s Turnpike and Interstate 95. “You either go south around the bend or east and connect to 95,” Pomerantz adds. “Lots of people commute to Fort Lauderdale, Boca Raton or Miami that way.” The Sawgrass Expressway also runs south along the Everglades to Interstate 595, a palm-lined scenic route to Fort Lauderdale-Hollywood International Airport which is 30 miles away.

Rebounding from the Parkland tragedy
In 2018, Kensington’s neighboring community of Parkland became the focus of national mourning. Eagle’s Haven Wellness Center opened in 2019 to restore hope to the Parkland and Coral Springs communities after the tragic shooting at Stoneman Douglas High School. A clinical team provides free wellness experiences, yoga, art classes, meditation, dance, crisis support, case management and support groups to students, parents and teachers, all in a beautiful spa setting. Classes range from kickboxing to open-mic poetry and journaling. The center also hosts frequent events for the community, such as family game night, therapy dog Thursdays, drop-in coffee time and reiki healing.
