“North Springs is a great neighborhood to grow up in,” says Richard Ruiz, a Realtor with Blue Realty. “It’s a very family-oriented area. My first-ever listing there was actually for my friend’s parents. I grew up in Coral Springs. I went to all the same schools as the kids in North Springs. I had friends there. I lived like 10 minutes down the road, so I’d go over all the time to hang out. My brother and I played baseball at North Spring Community Park.” North Springs is a community on the north side of Coral Springs, with amenity-rich parks, excellent schools and proximity to the Sawgrass Expressway. Another major draw of this suburb is that it’s HOA-free. This saves homeowners money and allows them to make their properties their own.
Spanish Revivals
Properties in North Springs were developed in the late 1980s and ‘90s. All houses are Spanish Revivals, featuring stucco siding, clay roof tiles and arches. Most have four bedrooms or more. “These were all custom homes at the time,” Ruiz says. “Not those cookie-cutter homes that are copy-paste, copy-paste right on top of each other. You have lots up to 15,000 square feet.” List prices range from $500,000 to $1.1 million. Townhouses and condos are in the neighborhood, too, priced between $180,000 and $380,000.

Homeruns at Marjory Stoneman Douglas High
North Springs is served by Broward County Public Schools. Local students take their first major academic steps right in the neighborhood at Country Hills Elementary, rated B-plus on Niche, and Coral Springs Middle, rated B. Marjory Stoneman Douglas High is close to home, too, rated A-plus and ranked No. 8 on Niche’s list of Broward County’s best public high schools. Part of the reason for Marjory Stoneman Douglas High’s A-plus rating is its extensive selection of clubs and activities. From publishing poems in the school’s literary art magazine, Artifex, to volunteering at local animal shelters with the Animal Care Club, students can go down plenty of extracurricular avenues. Students can also enrich their high school days with athletics. “Douglas has a strong baseball team, that’s for sure,” Ruiz says. “A decent amount of kids go far. One of my friends’ younger brothers will be going major soon. He plays for the Baltimore Orioles’ Triple-A team. Anthony Rizzo went to Douglas; he plays for the Yankees, one of the best teams out there.”

Betti Stradling Park
North Community Park is the neighborhood’s largest recreational hub, spanning nearly 40 acres. It features several athletic facilities, including soccer/lacrosse fields, baseball/softball fields, tennis courts, basketball courts and a sand volleyball court. The park’s parking lot is sizable but fills up quickly on weekends, so new residents should know to get there in the morning for a spot. Those living in the Yardley Estates subdivision avoid parking entirely and just walk over. Similarly, residents on the south side of North Springs — say, in the Brookside Court subdivision — walk or bike to Betti Stradling Park. Although smaller, this green space is jam-packed with amenities, including Princess Meadow’s Playground, an area for children of all ages, especially little ones, to enjoy the slides, swings and musical instruments. The city also recently installed a new “splash-n-play” area.

The Coral Springs Holiday Parade
Annually, the Coral Springs Holiday Parade brings folks from all corners of the city to Sample Road. “I’ve been going to the Christmas parade since I was a kid,” Ruiz says. “All local Coral Springs businesses show up. They parade around Sample Road, throwing candy. Our company, Blue Realty, is always in it, throwing candy, too.” More than 60 floats, full of festive costumes and fun displays, take a trip down the road all the way to City Hall.

North Springs is a car-dependent community. Residents benefit from proximity to the Sawgrass Expressway, accessed by a ramp less than a mile from the neighborhood. I-95, the beach and the FLA Live Area, where the Florida Panthers play, are all within 15 miles.
