Royal Land is divided into three main subdivisions. Along the south side is Ramblewood East, a condominium complex with monthly HOA dues between $200 and $600. Across the street are townhouses that run from $140,000 to $366,000. Royal Land’s two other major subdivisions are Coral Trace and the gated community of Carriage Pointe Estates. Both developments were built in the 1990s and are made up of Spanish eclectic single-family homes, often with stucco siding and barrel roof tiles. Both communities have sidewalk-lined streets with a smattering of palm trees and other mature landscaping, giving classic suburban vibes. Forest Glen Middle and Coral Springs High earn a B rating. At Forest Glen, students engage in real-world learning through visits to the Florida Supreme Court and Florida Congress. Poinciana Park is a no-brainer for playdates and beach volleyball games. This 6-acre green space lies tucked away in Coral Trace but is favored across Royal Land for its walking trails, playground and athletic courts. Sandy Ridge Sanctuary is six times the size of Poinciana Park and features protected wetlands and paved walking trails, allowing visitors to enjoy the verdant scenery and observe local wildlife, such as gopher tortoises.Shopping and dining on Wiles Road
Royal Land is situated just right for everyday convenience. Two shopping plazas are in the neighborhood, equipped with Aldi, Petco, Hobby Lobby and Publix. More options, including The Fresh Market and Marshalls, are across Wiles Road. Spots for breakfast, lunch and dinner can also be found along this road. Dyan’s Country Kitchen is a new addition to Royal Land with a brunch menu that’s become popular. New residents should know to head there early to avoid a long wait time, especially if they want outdoor seating. A few stores down, Bolay Fresh Bold Kitchen is a local chain known for its “bols” of fast-casual and healthy food.
Sawgrass Expressway proximity
The Sawgrass Expressway runs east to west about 2 miles north of the community. It’s easily accessed via North University Drive, located on the west side of Royal Land. “The Sawgrass Expressway connects you to the [Florida] Turnpike, I-95 and all the places you want to be in South Florida,” Fontaine says.
