Downtown Corpus Christi was re-imagined as the Marina Arts District in 2016 in a push to build an urban space along the coast where people want to work, play and live. This increasingly trendy area offers views of the bay and vivid murals that capture living on city streets where palm trees sway. Retail remains somewhat limited, but the arts scene is growing year by year. The area is highly walkable, with shops and restaurants around every corner, and some neighbors are steps from the shore.

An evolving city filled with eateries

The city is still up-and-coming, with a new multi-million-dollar investment into its commercial infrastructure as of 2023. "There are many restaurants here, but there isn't a huge nightlife scene yet. It's not like Austin, Texas where you can go bar hopping," says Realtor Cisneros. Cisneros lives in Corpus Christi and works for eXp Realty, LLC. Water Oyster Bar on North Water Street is a go-to for fresh coastal food, and the Glass Pavilion Restaurant on North Shoreline Boulevard offers panoramic bay views. The area has several small boutiques, mostly centered around beach-themed souvenirs and women's clothing, including Chels Marie Boutique on North Chaparral Street. For produce, Grow Local South Texas hosts a farmers' market every Wednesday on North Shoreline Boulevard, and H-E-B is local on South Port Avenue. Box chains like H&M and Macy's are 9 miles away at La Palmera.

ArtWalk festival for the arts

On the first Friday of every month, ArtWalk hosts block parties on different streets — including Peoples Street, Starr Street and Chaparral Street — with 150 pop-up vendors, live music, food trucks and art exhibits. Then, from late May to early July, neighbors watch artists paint murals in real-time at Mural Fest each year. In 2022, six new murals debuted at the festival, including "Sea Breeze" on North Mesquite Street, which captures the town's coastal vibes. This year, the event will bring five more designs to Lomax Street, Ocean Drive, the corner of Starr and Water Streets and more. The Art Center of Corpus Christi on North Shoreline Boulevard also hosts regular art classes and houses exhibits from local artists.

Homes steps from the shore and amenities

Townhouses, ranch-style homes, condos, and cottages comprise the downtown market, and according to Cisneros, they are selling slower than they were a few years ago due to rising interest rates. With the median list price for downtown Corpus Christi settling at around $140,500 and the average townhouse going for around $76,000, prices are modest by national standards. Though homes typically range between the mid $100,000s to $200,000s, a condo on the beach could go for $500,000. Some homes are not only steps from the beach, but many also mix in with shops, making it easy to get to places, like the grocery store, on foot.

Swimming and fishing near the seawall

The seawall is within steps of some homes and a few miles of others. Along its shore, people swim, play volleyball and other sports, and cast lines from jetties and the nearby Cole Pier. Cole Pier is attached to Cole Park on Ocean Drive, which has a skating area, playground and miles of multi-use trails. While locals and tourists are in the area, they can also pay tribute to the famous Corpus Christi local and singing legend Selena at Mirador de la Flor with its life-sized statue devoted to her.

W. B. Ray High helps students prepare ahead

The Corpus Christi Independent School District is the largest in the area, with 59 campuses total. Students may attend Mary Helen Berlanga Elementary School, Baker Middle School and W.B. Ray High School. The elementary earns a C plus from Niche, the middle school scores a B, and the high school a B plus. W.B. Ray has a dual credit program, helping students get ahead on college plans.

The Marina District is walkable, bikeable and scooter-friendly. Corpus Christi Regional Transportation Authority also serves downtown with stops all along North Chaparral Street. Residents and tourists alike can also rent bus services through National Charter Bus, which matches the mode of transport per unique itinerary and group needs. Corpus Christi International Airport is 8 miles away via Interstate 37 for faraway trips. Locals also have quick access to Interstate 37, Interstate 69 East, Routes 77 and 181 and Highway 358. Locals live in the Marina Arts Districts and live a colorful, connected, nature-filled life.
