Northgate’s residential streets are tucked into the northwest corner of Council Bluffs, a stone’s throw from the Iowa-Nebraska border. Interstate 29 cruises past the edge of the neighborhood, allowing for an easy commute to Omaha, 3 miles away. Residents are also steps away from the restaurants and retail on West Broadway. “There’s always people walking up and down the street over there,” says Ryan Beck, a Realtor with BHHS Ambassador Real Estate who’s been selling homes in the Omaha metro region for five years. “It would be easy to live your whole life in a mile or so radius. And you might have neighbors that have lived there for 20, 30 or 40 years.”

Walkable streets on the west end of Council Bluffs
Northgate’s pedestrian-friendly streets are laid out in a grid pattern. Paved sidewalks pass rows of ranch-style homes, cottages and snout houses. Several apartment complexes dominate the neighborhood’s northwestern corner near I-29. Most homes date to the mid-20th century, with some newer builds in the mix. Land parcels are small but well-maintained, with driveways and tidy front yards. Grassy, rutted paths border the back lawns, allowing residents to walk between houses while staying off the main roads. Home sales are infrequent, and properties don’t stay on the market long. Recently, cottages and snout houses sold for $125,000 to $225,000, while larger raised ranch-style or split-level contemporary builds fetched $225,000 to $300,000. The neighborhood’s proximity to the river can lead to flooding, which has caused foundation issues in the past. While Beck points to low home prices as one of the area’s perks, he stresses the importance of thorough inspections. “I’d maybe have a structural engineer on call just to rule out thousands in unknown costs,” he says.

Interstate 29 leads 3 miles west into Omaha
Northgate is 3 miles from the business district at Bayliss Park and the Historic 100 Block in downtown Council Bluffs. Downtown Omaha is about 3 miles in the other direction and easily accessible via I-29. It’s a short walk to the bus stops on West Broadway, served by buses on the Metro Transit system. Although the drive to Eppley Airfield is about 5 miles, Northgate is within 2 miles of the airport as the crow flies, so residents contend with airplane noise. The closest medical centers are CHI Health Mercy and Methodist Jennie Edmundson Hospital, both about 3 miles away.
The Blue Route runs near Trolley Park on W. Broadway.
Methodist Hospital serves Kimball Park and other nearby neighborhoods.

Short walk to Franklin Elementary and Thomas Jefferson High
Students start at Franklin Elementary School before moving to Woodrow Wilson Middle School, then Thomas Jefferson High School. All three schools receive C grades from Niche. The elementary and high schools are within walking distance, but the middle school is a short drive away.
Franklin Elementary School is a quick walk from home for most students in the area.
Woodrow Wilson Middle School serves students from 6th through 8th grade.

Within a mile of playgrounds and picnic areas at Trolley Park
While there are no parks in Northgate, most residents are within a half-mile of Roberts Park. Evergreen trees cast shade onto grills and picnic tables alongside sports fields and a small playground. Trolley Park,less than a mile away, features a creative play area, skateboard ramps and rails, picnic shelters, a basketball court and plenty of open green space. Tom Hanafan River’s Edge Park is couched between I-29 and the Missouri River, with miles of recreational trails for cycling, walking and running.

Close to commerce on West Broadway
Most locals swing by the Kwik Shop on Avenue G to stock up on fuel, but the convenience store also stocks bait and ice for fishing trips. West Broadway is about a half-mile away and packed with fast-food chains, locally owned restaurants and auto supply shops. The thoroughfare is also home to Hy-Vee, the closest grocery store. Walmart Supercenter is about 2 miles away and accessible via Nash Boulevard, which follows the path of the interstate bordering the neighborhood.

Seasonal festivities at Tom Hanafan River’s Edge Park
Seasonal events keep things lively at Tom Hanafan River’s Edge Park. Springfest arrives in early April with live music, food trucks and activities for the whole family. A lighted drone show is the main draw at Summerfest, typically held on the first Friday in June. The adults-only Comedy Night at River’s Edge hosts stand-up comedians at the park’s pavilion in September.
City response to flooding and drainage issues
Council Bluffs is in Tornado Alley, so potential buyers are advised to look for properties with storm shelters or basements. However, as Beck points out, homes with solid foundations can be hard to find in this area. “I have a colleague who bought a house there last year. The remodel is going to end up costing three times what he thought, because of the foundation,” he explains. Flooding caused by the high water table and level terrain can also lead to sinkholes, which affect traffic and walkability. To combat these issues, city engineers joined forces with the Department of Natural Resources to install a vacuum pump drainage system in 2017.
