Botany Hills blends river views, green space and quirky charm
Once known as West Covington, Botany Hills earns its name from its scenic park-adjacent setting. “It’s a tranquil older neighborhood located just a short half-mile walk or drive from Cincinnati and other parts of Northern Kentucky,” says Ray Kingsbury, member of the Botany Hills Neighborhood Association. "It offers many parcels with stunning views of the Ohio River and the Cincinnati skyline.” Longtime residents are neighbors with young professionals and retirees. Botany Hills has many historic homes from the late 1800s up to the 1930s, but the neighborhood also looks to the future. Visitors are often intrigued by The Futuro House, a private residence built in the 1980s that resembles a spaceship.
Smaller homes sell quickly in this scenic hillside neighborhood
“Botany Hills has a unique and diverse housing stock ranging from affordable choices for first-time home buyers to $600,000 homes having grand sweeping views of the Ohio River valley,” Kingsbury says. “Architecture ranges from the Italianate design of the 1800s to small cottages to modern homes that feature glass expanses to capture the amazing views.” At an average of around 1,300 square feet, homes are below the national average of nearly 2,000 square feet.
Lot sizes tend to be on the smaller side, but homeowners enjoy front porches and small gardens. Single-family homes range from $48,000 to around $750,000. Condos and townhouses start at around $250,000 and go up to $677,000. Homes tend to stay on the market for an average of 45 days, lower than the national average of 70 days.
Holmes High and Middle share a campus in Covington
Most students can attend Covington Independent Schools, including John G. Carlisle Elementary, which Niche gives a B-minus grade. Holmes Middle School earns a C-minus, and Holmes High School receives a C score. It is the oldest public high school in the state, and the middle school operates in the same building. Some homes with Ludlow addresses instead of Covington will be zoned for Ludlow Independent Schools, including Mary A. Goetz Elementary for preschool through Grade 6 and Ludlow High for seventh through 12th grade. Both schools earn a B-minus grade.
Devou Park offers trails, concerts and a local history museum
Botany Hills is close to the city’s largest green space, Devou Park. The park’s over 700 acres offer several amenities, including a golf course, paved and backcountry trails and a lake for fishing. Devou also has activities for art and history lovers. Behringer-Crawford Museum preserves the heritage of Northern Kentucky. Kingsbury says Devou Park’s Band Shell was designed to look like the Hollywood Bowl. It hosts free events, including the Kentucky Symphony Orchestra’s Summer Series. Neighbors in Botany Hills often get together for events, like the annual summer cookout. “Botany Hills has an active neighborhood association that seeks to improve the neighborhood and welcome new neighbors,” Kingsbury says.
Walkable village has pubs, markets and farm-to-table cuisine
“The historic Mainstrasse Village is within a short walk/drive," Kingsbury says. “Designated as a national historic district, the 19th-century German neighborhood is a popular destination for both tourists and locals alike.” The village has several shops, restaurants, pubs and entertainment options for live music along Main Street. Cuisines range from farm-to-table food at Bouquet Restaurant and Wine Bar to Hawaiian dining at Kealoha’s Kitchen. Dee Felice Market has been in the village for over 36 years, but there’s also a Kroger for more substantial grocery shopping. Downtown Cincinnati is a few miles away over the Ohio River and has even more shopping, dining and entertainment options.
Botany Hills is car-dependent but close to major highways
The neighborhood is just west of Interstate 71 and Interstate 75— the former runs across the Ohio River into Downtown Cincinnati. Residents can walk to some attractions nearby, but it is still a mostly car-dependent area. There are Transit Authority of Northern Kentucky buses and shuttle stops throughout Botany Hills. Cincinnati/Northern Kentucky International Airport is around a 12-mile drive that can take around 20 minutes in regular traffic.
