Eastside’s rich history shines through local landmarks and events
Eastside, close to downtown and the Licking River, is a culturally rich, historic slice of Covington. It’s home to landmarks like the Lincoln Grant School, which served African American students before desegregation, and the Cathedral Basilica of the Assumption, a turn-of-the-20th-century Roman Catholic church. Events like the annual Old Timers Reunion and off-Broadway shows at The Carnegie bring the community together. Doug Lloyd, a Home Advantage Concepts Realtor with over 25 years of experience, says that buyers and renters alike are drawn to Eastside for its aesthetic. “It’s just definitely an upper end, nicer neighborhood with beautiful homes.”
Eastside homes come in a wide variety of styles and sizes
Eastside is densely packed with condos, single-family homes and multifamily properties. Small, closely spaced false front cottages line some streets. Big Victorians and American Foursquares line others, between Prairie homes and Craftsman bungalows. Front lawns are narrow — many have just enough space for front porch steps and a couple of rose bushes or boxwood hedges. Condo prices range from about $180,000 to $250,000. Single-family home prices start under $100,000 and rise to about $285,000. Large single-family homes can sell for between $310,000 and about $420,000. Multifamily homes typically go for between $170,000 and $230,000, but larger ones can range from $320,000 to $400,000. More than half of residents rent rather than own their homes.
Summers here are warm, with average high temperatures in the mid-to-upper 80s. In the winter, lows often drop below freezing, and Covington gets about a foot of snow annually. While the Licking River is prone to flooding, a steep embankment protects most homes from high waters. Eastside’s CAP Index Crime Score is 7 out of 10, higher than the national average of 4.
Holmes High offers dual credit and technical ed programs
Eastside is zoned for the Covington Independent Public Schools district, which earns a C-minus grade from Niche. Transfers are allowed by application. Many kids attend John G. Carlisle Elementary, Holmes Middle and Holmes High. The elementary school scores a C-plus, while the middle and high schools get C-minuses. Holmes High offers dual-credit classes in partnership with Northern Kentucky University and Gateway Community & Technical College. The high school also offers Career & Technical Education programs in subjects such as construction technology and media arts. A-minus-rated Covington Latin School is a private Catholic option for seventh through 12th grades. Lincoln Grant Scholar House, in the 1930s-era Art Deco Lincoln Grant School building, is now an apartment building for single parents who are full-time college students.
Outdoor recreation at Randolph Park, artsy amenities at The Carnegie
Randolph Park has basketball courts and a baseball field, along with picnic areas and access to the Licking River Greenway trail. There’s also an Olympic-sized outdoor swimming pool, which is open and staffed with lifeguards in the summer. The Old Timers Reunion draws thousands there every August for a three-day festival with sports tournaments, food, children’s carnival games, a community resource fair and more. The celebration began as a reunion weekend for graduates of Lincoln Grant School and has been an annual tradition for over 35 years. The Carnegie, a few blocks from Randolph Park, is an art gallery and performing arts theatre housed in a historic Carnegie library building. It hosts children’s musicals and community workshops themed on visual arts, film, dance and other topics.
Shopping and dining options close to Eastside
Corner convenience stores, including K & J Market, 11th Street Corner Store and Tienda Latina Greenup, are scattered throughout the neighborhood. For groceries, the Kroger on Madison Avenue is within about a mile of most homes. The vintage Rust Belt buildings on Main Street and Madison Avenue, downtown, are filled with art galleries, locally owned boutiques and eateries. Cedar is a popular brunch spot. Otto’s is a casual American bistro. Lloyd recommends Blinkers Tavern, a trendy steakhouse. “It’s probably the best steak in the Cincinnati area.”
Close to TANK bus stops, hospital and downtown Cincy
Transit Authority of Northern Kentucky, or TANK, provides bus service to Covington. Stops scattered along State Road 17/Greenup Street, Madison Avenue and 15th Street are within half a mile of most Eastside homes. Attractions in downtown Cincinnati, like Paycor Stadium, the National Underground Railroad Freedom Center and Taft Theatre, are only about 2 miles north across the Ohio River via State Road 17. St. Elizabeth Healthcare Covington Hospital is closer, just over a mile away. Interstate 71 connects southwest toward Cincinnati/Northern Kentucky International Airport, less than 15 miles away.
