Competitive home prices and walkability in the Latonia area
Once its own city, Latonia is now a walkable, historic Covington community known for its old Rust Belt industry town aesthetic and competitive home prices. Latonia-Rosedale is the mostly residential section on the east side, overlooking the Twin Oaks golf course and the Licking River. “It’s a blue-collar, working-class neighborhood,” says Jenny Drumm, a Coldwell Banker Realtor with over five years of experience. She says the unique mom-and-pop shops and restaurants in the area draw a combination of first-time homebuyers and investors looking to capitalize on the neighborhood’s lower home prices.
Competitively priced single-family cottages, bungalows and more
Shotgun cottages, Craftsman bungalows, Colonial Revivals and Prairie-style homes are common, and many have wide front porches. Front yards here are narrow and typically sloped, but usually wider than those in neighborhoods closer to downtown. Sycamores, box elders and black walnut trees shade backyards and sidewalks. Homes on Glenn Avenue and Huntington Avenue overlook active train tracks, but noise from the slow-moving locomotives isn’t a major concern. Prices start under $100,000 and rise to about $255,000. Latonia-Rosedale’s median, just over $160,000, is below the city median of about $250,000.
The Licking River and Banklick Creek are prone to flooding. The Twin Oaks golf course and the Rosedale Mobile Home Park are most affected by high water levels. Realtor Julia Gootee of Sibcy Cline Realtors, a former Latonia local, says summers here get hot and humid, while winters are cold, with average lows below freezing. “We get a good amount of snow, but we shut the city down when it hits,” she says.
Covington Independent Public Schools, private Catholic options nearby
Latonia-Rosedale is zoned to the Covington Independent Public Schools district, which earns a C-minus from Niche. Transfers are allowed by application. Kids may attend Latonia Elementary, which gets a C-plus. Holmes Middle and Holmes High, both of which score C-minus, serve older students. The high school offers dual-credit classes with Northern Kentucky University and Bluegrass Community & Technical College, as well as Career & Technical Education pathways in subjects like business, health sciences and media arts. Private options in the area include Holy Cross Elementary and Saint Anthony School. Both Catholic schools serve students from kindergarten through eighth grade, and neither has a Niche rating.
Ritte’s Corner mom-and-pop shops and eateries
Winston Avenue has a Kroger, discount retailers and chain restaurants. The historic Ritte’s Corner, known for its Italianate, Art Deco and Neoclassical buildings, is filled with mom-and-pop shops and eateries. Ginger & Blooms, a newly opened florist, is close to longtime fixtures like Half & Half Antiques General Store, one of the largest privately owned antiques and collectibles stores in the region. Gootee, who knows the owners of Ginger & Blooms, says they came to Ritte’s Corner for the walkability. “It’s their second location. They have another in Florence, but that area doesn’t get a ton of foot traffic on weekends the way Latonia does,” she says. “There’s just this community feel where people are out walking around and stopping in different places.” Popular dining options in the area include Granny’s Latonia Diner and The Roost Latonia, a coffee and cocktails spot. Bard’s Burgers & Chili is a favorite for burgers and Cincy-style chili. Annual events, like the Latonia Halloween Block Party and the Latonia Holiday Sip & Shop, are held at the Korean War Memorial pocket park in the district’s heart.
Twin Oaks golf course, Bill Cappel Youth Sports Complex nearby
The riverfront Twin Oaks Golf & Magnolia Room features an 18-hole golf course and a clubhouse with a pro shop and a restaurant. It hosts regular Senior Scrambles, age-restricted, paid events with food, door prizes and course contests. Latonia Elementary’s playground and basketball courts are a few blocks away. The Bill Cappel Youth Sports Complex, also nearby, has baseball and soccer fields, as well as a playground and a shipwreck-themed splash pad. Parks with playgrounds and basketball courts in West Latonia are within about 2 miles of most homes.
Quick access to St. Elizabeth hospitals, TANK bus stops and an airport
Transit Authority of Northern Kentucky, or TANK, bus stops on Winston Avenue are within about a mile of most homes. The Madison Avenue/Latonia route runs north to Cincinnati, less than 10 miles away. Saint Elizabeth Healthcare’s Edgewood and Covington hospitals are also less than 10 miles away. Interstate 275 connects about 12 miles west toward Cincinnati/Northern Kentucky International Airport.
