Peaselburg is a dense, urban neighborhood near downtown Cincinnati

Peaselburg is an established neighborhood in Covington, a northern Kentucky town known for its historic architecture. Peaselburg is characterized by an array of housing options in a dense residential setting. A highly rated elementary school, a 19th century church and a hospital are featured neighborhood amenities. “Peaselburg is situated just across the river from Cincinnati,” says Cindy Shetterly of KW Commercial, who sells homes throughout the area. “There’s easy access to the airport, and it’s within walking distance to restaurants and shops, which makes it an ideal location for those who want to live an urban lifestyle.”

Affordability attracts first-time homebuyers

Housing options come in a variety of sizes and styles. Brick-built homes are prominent among the diverse mix. Renovated offerings featuring historic architectural styles stand out among homes typically built close together on walkable streets. Yard space is minimal. Several homes include steps leading up to porches, which are a common architectural feature. Prices typically start around $75,000 and can exceed $300,000. Townhomes are included in this range. “It’s very much for first-time homebuyers, because it's affordable,” Shetterly says. The neighborhood’s newest homes are an outlier. These contemporary models are also built close together, but they feature driveways and attached garages. They are concentrated on the community’s west side and can sell in the $500,000 range.

Neighborhood elementary is highest-rated school in the district

Glenn O. Swing Elementary School, which earns a B-plus from Niche, is centrally located in the neighborhood. It is the highest-rated school in the Covington Independent School District, rated C-minus by Niche. Students can apply for transfers to a different elementary school, but there is only one middle school and high school in the district. Holmes Middle and Holmes High schools are both rated C-minus and located nearby. The high school offers Career and Technical Education courses in a variety of subjects, including media arts, construction and business. St. Augustines Parish and School offers a private, K-8 option in the neighborhood. Catholic institutions are prominent in and around the city, and St. Augustines parish, established for German immigrants, has been part of Peaselburg since 1870. “The area is quaint, with a lot of German history,” Shetterly says.

Easy access to shopping and dining, including in downtown Cincinnati

Kroger and Dixie Chili, which serves up a regional staple, are convenient destinations along the nearby Madison Avenue commercial corridor. Kroger, which is headquartered in downtown Cincinnati, is among the region’s major employers. Taco Xpress is a highly rated neighborhood eatery. Wunderbar! is a featured destination a few blocks outside of the neighborhood. Across the street from the popular German tavern is Guiterrez Deli, another of the diverse dining options that can be found throughout Covington. More options are located near the riverfront. Aficionados of a certain spirit tied to the area will find several local destinations on the B-line, part of the Kentucky Bourbon Trail. It’s also just a quick trip across the Ohio River into downtown Cincinnati. Over-the-Rhine is a popular downtown neighborhood known for the Findlay Market and shopping options that range from vintage to high end.

Neighborhood green spaces and nearby waterfront parks offer activity

The neighborhood includes a couple of small parks and a Boys & Girls Club of Greater Cincinnati facility. Those who want to venture out can find plenty to do. The nearby Historic Linden Grove Cemetery & Arboretum offers a peaceful, walkable green space. The river is a haven for outdoors enthusiasts that offers opportunities for fishing, kayaking and activity along its trails. Devou Park, the largest in Covington, is an amenities-filled highlight of the waterfront green spaces just west of the neighborhood.

Nearby interstates provide travel to Cincinnati, international airport

Interstate 71 and Interstate 75 run concurrently along the neighborhood’s west side, providing convenient access to downtown Cincinnati, about 4 miles away. Cincinnati/Northern Kentucky International Airport is a little over 10 miles away via I-71/I-75 and I-275. The I-275 bypass and the I-471 bypass provide access throughout the region. Closer to home, Transit Authority of Northern Kentucky buses offer public transportation from the neighborhood. Peaselburg’s St. Elizabeth Healthcare Covington Hospital is a local destination of note, and residents can also take the bus into Cincinnati and to major employers nearby, including the airport’s Amazon air hub.
