A roomier alternative to downtown Covington with vintage homes
Latonia was once a railroad city named for the famed Latonia Racetrack, which rivaled Churchill Downs as a premier horse racing venue between the 1880s and 1930s. Today, it’s a historic Covington community. West Latonia, with its busy Main Street-style commercial district and collection of vintage single-family homes, offers the charm and walkability of a downtown neighborhood, along with the room to spread out typical of a suburb. “I love the wider streets, the sidewalks, the neighborhood feel,” says Realtor Julia Gootee of Sibcy Cline Realtors, a former Latonia local. “It has fewer close-together brownstones than downtown Covington, it’s less urban, but at the same time, there’s still walkability and things to do.”
Single-family homes with more spacious lots than downtown Covington
An eclectic mix of American Foursquares, shotgun cottages, Colonial Revivals and Craftsman bungalows line wide streets, shaded with tall sycamores and black walnut trees. “There’s a little more green space here than in other parts of Covington. You have more yard, and you’re more likely to have off-street parking,” Gootee says. West Latonia’s median lot size is about 3,400, more than 850 square feet larger than the median in Eastside, a neighborhood closer to downtown. Prices here start under $100,000 and rise to about $310,000. Gootee says the current market favors homebuyers. “Things are sitting a little longer. It’s helpful for buyers, especially first-time homebuyers, because they have time to look at a place more than once. You can take a minute with the decision.”
Summers here get hot and humid, with average high temperatures in the mid-to-upper 80s. Winters are cold, with some snowfall and average lows below freezing.
Shopping/dining around the historic Ritte’s Corner
The Latonia area shopping and dining scene is centered around Ritte’s Corner, a historic five-street intersection featuring Italianate, Art Deco and Neoclassical buildings with locally owned retailers and restaurants. Shopping options include Around the Corner Fabrics, Half & Half Antique General Store and Ginger & Blooms, a florist. Popular local restaurants, like Granny’s Latonia Diner and Ritte’s Corner Café, a bar and café, are also nearby. Gootee recommends Bard’s Burgers & Chili, a favorite for craft burgers and Cincinnati chili. “Bard’s has been around a long time, so it's a staple,” she says. The Korean War Memorial pocket park at Ritte’s Corner hosts annual events, from the Latonia Halloween Block Party in October to the Latonia Holiday Sip & Shop in December. For groceries, there’s a Kroger in the Latonia Centre strip mall, near a CVS and a Dollar Tree.
Holmes High offers dual-credit classes and CTE pathways
West Latonia is zoned to the Covington Independent Public Schools district, which earns a C-minus from Niche and allows school transfers by application. Kids may attend Latonia Elementary (C-plus), Holmes Middle (C-minus) and Holmes High (C-minus). Holmes High offers dual-credit classes in partnership with Northern Kentucky University and Bluegrass Community & Technical College, as well as Career & Technical Education pathways in subjects like business, health sciences and media arts. Nearby private options include Holy Cross Elementary and Saint Anthony School. Both Catholic schools serve students from kindergarten through eighth grade, and neither has a Niche rating.
Latonia area parks, from Meinken Field to Twin Oaks
Holmes High Bulldogs baseball plays at Meinken Field, to the north. There’s a small playground at the ballpark, as well as a shady trail. Other neighborhood parks, like 30th Street & Decoursey Park and 35th & Carlisle Park, offer playgrounds and basketball courts. Barb Cook Park has an iceless, all-season hockey rink in addition to a playground and basketball courts. West Latonia is also home to the Railway Museum of Greater Cincinnati, an outdoor experience with vintage trains on display in an inactive railyard. Twin Oaks Golf & Magnolia Room, located in the neighboring Latonia-Rosedale area, features an 18-hole golf course and a clubhouse with a pro shop and a restaurant.
TANK bus stops, Saint Elizabeth hospitals and an airport all nearby
Interstate 275 connects west to Cincinnati/Northern Kentucky International Airport, about 12 miles from West Latonia. Healthcare facilities, including Saint Elizabeth Healthcare’s Edgewood and Covington hospitals, are even closer, both less than 5 miles away. Transit Authority of Northern Kentucky’s Madison Avenue/Latonia bus route runs north to Cincinnati, about 5 miles away. Bus stops scattered along State Road 17/Madison Avenue and Decoursey Avenue are within a mile of most homes.
