Dutch Colonials and bungalows on narrow, sidewalk-lined lots
Eden Park’s residential streets are arranged in a tight grid, with small but well-tended lots that lend this neighborhood an easygoing but walkable feel somewhere between urban and suburban. Trees shade the sidewalks at uneven intervals, and driveways with detached garages sit to the side of most homes. “I just sold my niece a home in Eden Park, and one of the biggest selling points for her was the sense of community,” says Bruce Lane, a team lead of the Lane Ceceri Group who has owned and sold homes in the area. “And it’s very quaint. The houses are a little closer together, but you have these classic designs. It’s kind of got that Norman Rockwell feel, especially in the winter,” he says, conjuring images life in the 20th century. Signature New England home styles are in abundance, from quaint Cape Cods and bungalows to narrow Colonial Revivals and Dutch Colonials. Some ranch-style and bi-level homes from the latter half of the 20th century can also be found here. In general, single-family homes tend to list from $300,000 to $600,000, while multifamily properties are priced between $365,000 to $700,000. Dining options surrounds Eden Park on practically every side, with popular eateries along Reservoir Avenue and a diverse stretch of cuisines at Rolfe Square. “The current mayor had a real vision for revitalizing Rolfe Square,” Lane says. “Now there’s quite a few restaurants, and it’s all places you could walk to in the neighborhood.” Spain Restaurant is one of the neighborhood’s swankier options over on Reservoir Avenue, serving up Spanish specialties in a dimly lit Mission-style building. For something a bit less upscale, it doesn’t get more old school than Olneyville New York System, a fast-casual diner serving cheeseburgers and hot dogs. Nearby, Macera’s Italian Restaurant is known for its faux trees and brick murals that evoke the feeling of dining al fresco in Florence. Dave’s Fresh Marketplace, a Rhode Island-based grocer, has a location on Pontiac Avenue for convenient grocery runs. Garden City Center grants more robust shopping. Eden Park addresses are zoned to Cranston Public Schools, with two elementary schools right in the neighborhood. Homes on the northwest side of the neighborhood are within walking distance of Eden Park Elementary, which Niche rates a B-minus. Daniel D. Waterman Elementary serves families to the southeast and scores a B-plus. Both schools feed into Park View Middle and Cranston High East, both of which earn a B grade. Behind the tidy rows of homes on the west side of the neighborhood lies Blackamore Pond. While it’s not exactly a recreational hotspot, the pond is a hidden haven with secluded spots for fishing and a public boat ramp along Winter Street. To the south, across Aqueduct Road, is a small park space with three softball fields and a playground. Residents on the east side of the neighborhood are closer to Doric Park, where a quarter-mile walking track encircles a soccer field flanked by basketball courts and a playground. To the north along Pontiac Avenue, the Cranston Public Library Auburn Branch is well-stocked with rainy day reads. Homes across Eden Park are also just a couple of miles from Roger Williams Park, which has typical park amenities plus an intricately landscaped garden and a zoo with over 100 species of animals.A walkable suburb off Interstate 95
Eden Park is bounded to the east by Interstate 95 and to the west by Rhode Island Route 2, putting residents 5 miles away from Downtown Providence and roughly 55 miles from Boston. Despite the comfortable suburban feel, this neighborhood’s tightly gridded streets and wealth of nearby amenities make it both walkable and bikeable, with Rhode Island Public Transit Authority stops along Reservoir Avenue. The Massachusetts Bay Transportation Authority commuter rail has a park-and-ride stop at T.F. Green International Airport, which is less than 5 miles south. Rhode Island Hospital is approximately 5 miles north in Providence.
