Sitting along Kings Bay with several waterfront parks and restaurants nearby, Downtown Crystal River is known for its residents’ love of the water. “The most popular thing to do in Crystal River is swimming in the springs,” says Coda Cason, a resident of Crystal River for the last 15 years. Hunter Springs Park, just south of the neighborhood, has a beach where residents come together to enjoy the water, while seeing manatees and dolphins. Shopping and dining on Citrus Avenue help give the neighborhood a downtown feel. Citrus Avenue and the rest of Downtown Crystal River are also experiencing growth. “I had a commercial buyer who is looking in this area specifically because of the growth that is happening,” says Cassandra Eckert, a Realtor with the Florida Properties Group of Berkshire Hathaway Home Services. “If investors around the country saw the potential here, they would be jumping on it pretty quick.”

Kayaking from Kings Bay Park
Downtown Crystal River has an assortment of parks nearby for residents to enjoy. Hunter Springs Park features a beach, swimming area, playground and picnic area. “The beach at Hunter Springs Park is beautiful,” Cason says. Kings Bay Park has a playground and a dock that is commonly used to launch kayaks. Three Sisters Springs offers a walking trail around Lake Crystal. Little Springs Park has a pavilion, grills and picnic tables next to a spring with a fountain. Baseball and football fields, as well as a playground and courts for tennis, basketball, handball and pickleball can be found at Jim Legrone Park. Boaters can dock and store their vessels at Pete’s Pier in Crystal River, which has a bait shop and offers boat charters.

Coastal ranch-style homes
“We have beautiful waterfront homes; that’s what people come here for,” says Kristine Moller, a General Manager at Coldwell Banker Next Generation Realty. Coastal ranch-style homes have sold for between the low $200,000s and the low $500,000s. “The home prices are as high as I have ever seen them,” Moller says. “They are going fast.” Homeowners are not able to rent their properties on the short-term market. “There’s a 3-month minimum on rentals in Crystal Rivers,” Moller says. With its proximity to the water, much of this neighborhood is prone to flooding with heavy rainfall.

City of Crystal River annual events
The City of Crystal River hosts various events throughout the year. In January, it hosts the Florida Manatee Festival, which includes manatee tours, live music and local food vendors. Every Independence Day, the city has a 4th of July Celebration at Kings Bay Park. The event includes fireworks, a parade, food and drinks, and live music.

Crab-stuffed chicken at Waterfront Social
“In Crystal River, there’s Citrus Avenue, where there are many cute little shops, restaurants and a tea house,” says Tina Fingerman, a Realtor with People’s Trust Realty. “It’s beautiful down there.” On Citrus Avenue is Abound, which serves tea, coffee, espresso drinks, cold-pressed juice and smoothies. A couple of stores down is KC Wine & Bistro, which serves wine, beer and seafood dishes like red snapper and mahi. Waterfront Social has indoor and outdoor seating in a tiki bar setting. The restaurant serves poke bowls and dishes like shrimp pasta and crab-stuffed chicken. “It’s right on the water, so it’s got beautiful views, and the food is just delicious,” Moller says. The Crab Plant is another seafood restaurant with water views and indoor/outdoor seating. For groceries, there’s a Save A Lot less than 1 mile from Downtown Crystal.

Student organization opportunities at Crystal River High School
Students in Downtown Crystal River are assigned to Citrus County Schools. Starting in pre-kindergarten, children attend Crystal River Primary School before moving on to Crystal River Middle School, both of which earn a C-plus grade from Niche. From there, students attend Crystal River High School, also graded a C-plus, which has many student organizations, including Key Club and NJROTC.
At Crystal River High School 29% of students are at least proficient in math and 39% in reading.

For flights, Tampa International Airport is a 74-mile drive south. The nearest hospital is Tampa General Hospital Crystal River, 5 miles north.
