A rural, yet convenient section of central Cumberland
Lippitt Estates offers the suburban convenience of living in northern Rhode Island close to the Massachusetts border. “The main drive for Cumberland is the suburban town feel and the convenience. It’s a pretty close-knit community and we’re pretty centralized, so it’s super convenient to get to the highway, with all the amenities around it,” says Steven Jacques, a Cumberland local and Coldwell Banker Realtor with nearly a decade of experience. The town also has well-regarded schools and lower taxes compared to other parts of the state. “This area is really desirable, too, because it’s rural, but the homes have been getting upgraded, and new homes are being developed,” Jacques says.
Lippitt Estates means Suburban living at its finest, just minutes from the Massachusetts border in northern Rhode Island.

A wide variety of housing styles
The neighborhood is an eclectic mix of Colonial Revivals, classic New England farmhouses, Cape Cods, split-levels and raised ranch-style homes. Most sit on lots of at least a quarter-acre. Prices range between about $390,000 and $700,000, though large homes with several acres of land around them can sell for over $1 million. Trees grow so thick on both sides of the narrow, winding streets that their canopies often meet over the road. “There are a lot of cliffs and ridges in this part of Cumberland, so you get houses on hills that look out over the woods and farmland,” Jacques says. Some properties also overlook Little Pond, a small, fishable lake.
