In Cuyahoga Falls, the community of Heslop Morningview is a suburban area surrounded by outdoor recreation and restaurants. The neighborhood is near one of the city’s largest parks, Water Works Park. The city's downtown district is just across the Cuyahoga River, with nearly 30 cafes, restaurants and breweries. State Route 8 is also nearby, making the 7-mile commute to Akron essentially a straight shot. “It’s a pretty desirable location,” says Nikki Fanizzi, Realtor with Re/Max Trends Realty, who has worked in the region for over 20 years.

The neighborhood offers affordable living in midcentury homes
Sidewalks line Heslop Morningview's wide roads, which offer enough room for street parking when the driveway is full. Grassy front lawns are dotted with oak trees and shrubbery. “In that area, it’s mostly older, midcentury-type homes,” Fanizzi says. Most of the neighborhood is made up of Cape Cods, ranch styles and split-levels from the 1950s and 1960s, as well as Colonial Revivals from the 1980s. Prices range from $125,000 to $300,000, depending on age and condition. “It’s very affordable living,” Fanizzi says. Properties closest to Kelsey Brook are at risk of flooding. Most private and all federal mortgage lenders require flood insurance for homes in that area.

It's a short drive to the water park, arboretum and national park
Just north of the neighborhood is Water Works Park, a sprawling recreation space with trails, docks and boat launches at the Cuyahoga River. It is also home to the Water Works Family Aquatic Center, which has several water slides, a 560-foot-long lazy river and a splash pad area. Kennedy Park is in Heslop Morningview and has a playground, baseball fields and an arboretum. Nature lovers can also travel about 11 miles to Cuyahoga Valley National Park, which spans over 33,000 acres of forests, wetlands and grasslands. Over 125 miles of hiking trails range from short, paved paths along the Towpath Trail to the rocky Ledges Trail. For those looking for a more relaxed sightseeing experience, people can ride the train along the Cuyahoga Valley Scenic Railroad, which runs four times a day.

Downtown Cuyahoga and retail options are within 3 miles
While some restaurants are nearby, including the local chain Fiesta Pizza & Chicken, many people travel about 2 miles to Downtown Cuyahoga Falls for a bite. Asterisk Coffee Bar sells coffee and cocktails. At Moe’s Restaurant, patrons can choose from the casual tavern menu or the upscale rotating dinner menu that changes monthly. Also downtown are the Cuyahoga Falls Downtown Amphitheatre and Cuyahoga Falls Library. Giant Eagle Market District is about 3 miles away. “That is actually a fun place to shop because they have a brewery inside, and they change the taps each week,” Fanizzi says. “You can go and grab sushi and sit in there and mingle.” More retail options like Home Depot and Target are at the Chapel Hill Shopping Center south of the neighborhood.

Residents enjoy Friday night concerts and festivals in the Falls
In Cuyahoga Falls, there is no shortage of events for residents to attend. “Pretty much every Friday night, there is a band playing in the pavilion,” Fanizzi says. One of the longest-running celebrations in the city is the Cuyahoga Falls Oktoberfest Festival, which started in 1979. For three days, the city is filled with beer, food and music. Smaller events throughout the year include Falls Downtown Fridays, a free concert series on the first Friday of July and August. The community also comes together for seasonal clean-ups.

Cuyahoga Falls families choose from public and private schools
Cuyahoga Falls City School District serves the neighborhood and has open enrollment. Price Elementary School earns a B from Niche, while Roberts Middle School and Cuyahoga Falls High School receive a C-plus. As part of the Six District Educational Compact, Cuyahoga Falls High School offers career and technical education programs like The Academy of Medical Office and Business Management and Modern Communication through Media Production. A new sixth through 12th grade campus is under construction. Once it opens, it will replace the district's existing middle and high schools. Many families will send their kids to private schools like Walsh Jesuit High School, which has a B-plus, or the A-rated St. Vincent-St. Mary High School in Akron.

People commute to Akron by car or public transit
Downtown Akron is about 7 miles away, reachable by State Route 8, which merges with Interstate 77. People can also get there by bus, with a route managed by Akron Metro Regional Transit Authority along Bailey Road and Munroe Falls Avenue. Akron-Canton Airport is about 19 miles away and offers nonstop service to over 20 U.S. cities. Western Reserve Hospital is about 3 miles away.
