Residents only have to travel about 1 mile to downtown, where they can enjoy dinner with friends, attend city events or walk along the river. About 2 miles north of the neighborhood is Portage Crossing, a shopping center most known for its movie theater and the Giant Eagle Market District. Shops and restaurants are not the only amenities nearby, with several city parks within a few miles.

The neighborhood has early-20th-century homes on postage stamp lots
In Phelps Avenue, oak, spruce and crabapple trees separate the wide roads from the sidewalks. Flower gardens and shrubbery decorate grassy front lawns, and wide driveways lead to detached garages on the back of postage stamp lots. The community consists of properties built between the late 1920s and 1950s. Cape Cods, Colonial Revivals and ranch styles make up most of the properties, although some of the oldest are bungalows and Tudor-inspired homes. “I’m seeing a lot of the older homes being redone, maintaining the integrity of the old wood and old cabinets,” says resident Justin Aikens, Realtor with Keller Williams Chervenic Realty. “A lot of the homes are unique. You’ve got to blend the modern updates with the character of the older architecture.” Prices generally range from $130,000 to $290,000, depending on size.

Cuyahoga Falls is building a new sixth through 12th-grade campus
As part of Cuyahoga Falls City School District, students can start at Richardson Elementary School, which Niche gives a Bolich Middle School receives a C. At C-plus-rated Cuyahoga Falls High School, College Credit Plus courses are available through a partnership with the University of Akron. The district is opening a new sixth through 12th grade campus in January 2026, replacing middle and high schools. State Route 8 and public transportation connect to Akron
State Route 8 runs along the Cuyahoga River, leading about 5 miles to downtown Akron. Public transportation is also available, with a bus route managed by Akron Metro Regional Transit Authority along State Road. The closest airport is Akron-Canton Airport, about 20 miles away, although people are just as likely to travel the 35 miles to Cleveland Hopkins International. Western Reserve Hospital is about 1 mile away.

There are countless parks in and around Phelps Avenue. Oak Park features a basketball court, playground and a wading pool. Many residents, including Aikens, bring their kids to Valley Vista Park. “We’re excited that Valley Vista Park is getting rebuilt,” Aikens says. The park is being updated with a new playground, splash pad and basketball court. At Cuyahoga Valley National Park, about 6 miles away, there are over 125 miles of trails of varying difficulty levels. The park’s Scenic Railroad runs several times a day, be it sightseeing excursions or themed rides like trivia.

Portage Crossing, local eateries and downtown are nearby
Portage Crossing has chain restaurants like Panda Express just north of the neighborhood. The center is anchored by two businesses: Cinemark and the Giant Eagle Market District. More eateries are along State Road, including The Blue Door Cafe and Bakery, which Yelp named the sixth-best brunch spot in the U.S. in 2024. Downtown Cuyahoga Falls is about 1 mile away. The city has renovated the downtown area in the past few years to include more restaurants, cafes and boutiques. One of Aikens’ favorites is Moe’s Restaurant, which features a seasonal dinner menu. “I was there the night my wife and I got engaged,” he says. Target, Walmart and Home Depot are within 3 miles of Phelps Avenue.

Residents attend shows at Blossom Music Center
People can find something to do almost every weekend in Cuyahoga Falls. More casual events include Flix on the Falls and live music at the amphitheater downtown, while the annual Riverfront Irish Festival, Festa Italiana and Cuyahoga Falls Oktoberfest are larger celebrations with dancing, vendors and a variety of food to try. “It’s a blast,” Aikens says. “I go during the earlier hours because I’ve got young kids. The food options are great, and there’s always stuff for the kids.” Blossom Music Center is a concert venue about 6 miles away.
