Cape Cods and Colonials built in the 1940s and 1950s

The neighborhood has a mix of Cape Cods, ranch-style houses, split-levels and Colonial Revivals. They sit on landscaped lawns, along sidewalk-lined streets. Driveways sometimes lead to detached garages or carports. Most homes have three or four bedrooms and were built in the 1940s and 1950s. Prices range from $180,000 to around $270,000. Regarding crime, River Estates has a 2 on the CAP Index, two points lower than the national average.

Residents get active at Water Works Park and Brust Park

Water Works Park is a sprawling recreation space takes up most of the neighborhood’s east side with trails, docks and boat launches. Visitors to the park can also enjoy the Water Works Family Aquatic Center, which has water slides, a lazy river and a splash pad. Nearby Brust Park has a paved walking and biking path along the river and plenty of open space to play. Golfers head outside the neighborhood to tee off at the private Silver Lake Country Club or the public Brookledge Golf Club.

Big box stores line Howe Avenue near the neighborhood

Residents shop for groceries at Acme Fresh Market near Ohio State Route 8, a few miles outside of the neighborhood. Nearby dining options include local favorites like Missing Mountain, a brewery that also serves salads, pizzas and Sunday brunch specials; and Darby’s, a hip gastropub popular for its burgers, desserts and cocktails. Big box stores are scattered throughout the area, especially on Howe Avenue, which features Target, Best Buy and Home Depot. Downtown Cuyahoga Falls is about 3 miles away and offers more buzzy restaurants, along with shopping and entertainment options. The closest hospital is Western Reserve, about 3 miles away.

Oktoberfest and holiday ice skating are local favorites

The city hosts multiple events throughout the year, like Oktoberfest, a multi-day celebration with music, food and beer, and the Ugly Sweater Crawl, where participants wear their ugliest holiday gear and visit local bars, restaurants and breweries downtown. The city’s revitalized downtown district is a hub of activities at Christmas when the pavilion and amphitheater are turned into an ice rink. “Families go down there and skate for free, then walk down the street and get ice cream at Pav’s, which is an institution here,” White says.

Downtown Akron is less than 7 miles away, reachable by Ohio State Route 8. Interstate 77 is not far from the neighborhood. Akron Metro Regional Transit Authority buses have a few stops along nearby Front Street. Akron-Canton Airport is about 20 miles away and offers nonstop service to multiple U.S. cities.

Flooding isn’t common but water backup insurance is advised

While flooding is not an issue in this neighborhood, buyers are encouraged to consider purchasing water backup insurance, especially when homes have basements.
