Older homes like Cape Cods are on small lots

Sidewalks line the streets of Valley View, interrupted by driveways leading to detached garages. Oak and spruce trees grow around grassy, postage stamp lots with homes built between the 1940s and 1960s. “A lot of the Capes on the west side are pretty similar,” says Justin Aikens, Realtor with Keller Williams Chervenic Realty. Most of the neighborhood is made of Cape Cods and bungalows, although some are split-levels and ranch-style houses. Prices start at $175,000 and can climb up to $315,000.

Restaurants and shops along State Road and in Downtown Cuyahoga Falls

Pallotta’s Pastries & Gifts makes fresh cakes, pies and lunches daily. Less than 1 mile north is Portage Crossing, a shopping center anchored by Cinemark and the Giant Eagle Market District. Walmart, Target and Home Depot are within 4 miles. Residents only need to travel about 2 miles to reach Downtown Cuyahoga Falls. The city has revitalized the area by improving walkability and opening more businesses in the past few years. “Redoing a lot of the shops has made it a lot more fun to be a part of,” Aikens says. At Leo’s Italian Social, patrons enjoy views of the Cuyahoga River with their dinner. Most city events are held downtown, including the Riverfront Irish Festival, Festa Italiana and Oktoberfest. These three celebrations, collectively called Heritage Festivals, are weekend-long parties with dancing, live music, food and drinks.

City parks and Cuyahoga Valley National Park are within a few miles

Renovations are underway at the nearby Valley Vista Park, including installing a new playground and splash pad and moving the basketball court by the end of 2025. While waiting for that park to open, residents can travel to one of the many other parks across the city. “I take my kids to Water Works, where they can play in the river,” Aikens says. Besides having a lazy river, this outdoor water park also features water slides, a splash pad and a lap pool. Keyser Park features baseball fields used by the Cuyahoga Falls Stow Little League North, soccer fields and a dog park. Also in the area is the Natatorium, an indoor gym downtown that hosts over 60 land and water fitness classes every week, and a seasonal ice-skating rink. Cuyahoga Valley National Park is about 5 miles away, with over 125 miles of trails for mountain biking, horseback riding and hiking. Several access points onto the Cuyahoga River throughout the park give anglers and kayakers easy access to the water.
