"You're going to find a lot of restaurants, bakeries, things like that. We do have a Kendra Scott," says 19-year agent Marie Sandoval, team lead for Cy-Hou Realty Group and broker associate for LPT Realty, LLC. "If you are looking for a larger selection, I'd recommend going to the bigger spots like Fairfield, and Target isn't far from there either." Fairfield Village is just over 8 miles away.

Sturdy brick traditionals are common here, and they are more affordable and modest than in the sister community of Canyon Lakes West, which has luxury properties in the $1 million range. Townhouses settle in the $200,000 range for a lock-and-leave lifestyle. Single-family homes start in the $200,000s and rise to the $500,000s, and prices are mainly related to square footage, lot size and whether a home is gated. Although the area is dotted by lakes and some homes front waterways, proximity to water doesn't figure as heavily into price points. Most lots are 5,000 to 7,000 square feet, but some residents live on a quarter of an acre or more. Yards are manicured with colorful bursts of flowering bushes and sidewalks, creating a true suburban feeling. Annual HOA fees are around $1030 annually, and residents comply with deed restrictions. Those living in gated sections pay $200 extra a year. Former resident Natasha Simon, a Realtor with LPT Realty, says the tax rate of 2.15% is considered low for the surrounding area. And though Houston has a reputation for flooding, she says it's not an issue here. Canyon Lakes at Stonegate's CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
