Cypress Ranch High’s sprawling, renovated campus

Cypress Creek Lakes is served by the highly rated Cypress-Fairbanks Independent School District. Niche gave Cypress-Fairbanks ISD an overall A grade and named it the second-best school district in Harris County. “I think one of the biggest draws for people who have children really is the school district,” says Jill Smith, a Broker Associate and Realtor with eXp Realty. “We have one of the fastest-growing school districts in the country, so people are constantly relocating to the area from in town for that.” Local schools include Warner Elementary School and Smith Middle School, which both have A grades on Niche. Cypress Ranch High School has a glowing A-plus grade on Niche and is housed inside a 130-acre facility with a renovated library, science lab and aquatic center. Cypress Creek Lakes is 13 miles from the University of Houston-Victoria at Katy.

John Paul Landing Park draws in birdwatchers

Like many of the other master-planned communities in the area, Cypress Creek Lakes maintains its own recreation facilities. Residents can enjoy two rec centers, a pool house, a community park and a splash pad. A few houses of worship, including CyLife Church on Tuckerton Road, are next to Cypress Creek Lakes’ parks.

Cypress Creek Lakes is about 8 miles away from John Paul Landing Park and Paul D. Rushing Park on West Road, two of the largest public parks in the area. The connected parks mainly consist of protected wetlands that attract a large population of migratory birds every spring.

Rosehill Beer Garden, Cypress’s top live music venue

Cypress Towne Center, along U.S. 290, is only 3 miles from Cypress Creek Lakes and offers a variety of nearby shopping and dining options. The complex includes large grocery stores like Target and Kroger, a movie theater and clothing stores like JCPenney. The shopping center also hosts Cypress Top Historic Park on Hempstead Road, a unique attraction of preserved midcentury homes maintained by the Cypress Historical Society.

This section of Cypress also has multiple dining options, ranging from casual lunch spots to going-on hubs. Dario’s Steakhouse and Seafood on Cypress Rose Hill Road is known for its namesake steak and seafood, as well as a wide assortment of wines and a weekend brunch. Also on Cypress Rose Hill Road, Rosehill Beer Garden was voted the best music venue in Cypress and is a favorite spot for an evening out. Dozens of craft brews, whiskey and craft cocktails are served inside the main barn, and six cornerstone food trucks are always parked outside to serve tacos, burgers, pizza and wings.

Cypress Creek Lakes homes come with customization options

With roughly 1,600 single-family homes, Cypress Creek Lakes has options to fit multiple lifestyles. Modern, 2020s-Contemporary style homes are by far the most popular options, with brick-and-stone facades and French Revival-inspired flat roofs. “Ready-to-move-in” homes can cost between $300,000 and $550,000, while a larger custom home can reach up to $500,000 to $800,000. A few Mediterranean-inspired luxury properties are dotted through Cypress Creek Lakes and typically cost between $900,000 and $1.5 million. Modern townhomes are also available and sell for between $400,000 to $550,000. Cypress Creek Lakes homes are built on large lots with spacious front lawns, which can be hard to find in other parts of the city. “If you look at most of the houses in Cypress, everything is on such a small lot,” says Melody Longhofer, an agent with Blair Realty Group, who has lived in Cypress for about 15 years. “Over there, you have more space to spread out.” Cypress Creek Lakes has a CAP Index Crime Score of 3, just below the national average score of 4.

Cypress Creek Lakes is within minutes of Route 290, a bustling thoroughfare that leads to the heart of downtown Houston, 29 miles away. While Houston’s two international airports are in the center of the city, Cypress Creek Lakes is about 10 miles from West Houston Airport, a general aviation airport.
