Dale City’s first neighborhood brims with suburban convenience
As Interstate 95 expanded through Northern Virginia in the late 1950s, developer Cecil D. Hylton built Ashdale as the first community in Dale City. The Woodbridge suburb grew over the next few decades, with Ashdale remaining at its core. Ashdale Plaza opened in 1969, becoming the town's first shopping center, which still stands today. Birchdale Recreation Center and Cloverdale Park have popped up in surrounding namesake neighborhoods, and locals can also shop at nearby Potomac Mills, the largest outlet mall in Prince William County. Aside from this suburban convenience, lower house prices are another draw for the neighborhood. “It’s your typical bedroom community because there’s tons of shopping, great highway accessibility, and the Woodbridge train station is close,” says Guy Allen, an associate broker with eXp Realty and a former Dale City resident. “But affordability really sets this area apart from other suburbs. It’s mainly townhouses, so the prices are low for Northern Virginia.”
House prices lower than Northern Virginia's average
Compared to a Northern Virginia home’s average $650,000 selling price, buying here can cost between $350,000 and $550,000. Multifamily and single-family homes in Ashdale were built between the 1960s and ‘80s. Sidewalks are lined with rows of Colonial Revival-style townhouses, often made of red brick and vinyl painted in muted tones. Townhouse owners typically have reserved parking spots or street parking options. Three-to-five-bedroom single-family homes like split foyers and ranch styles dot the neighborhood’s hilly roads, shaded by white oak and American sycamore trees. The neighborhood also has two apartment complexes: Brightwood Forest on Babbitt Lane and Orchard Mills on Brickwood Drive.
Commute to D.C. via I-95 or from the Woodbridge train station
Though residential streets have sidewalks, Ashdale is a car-dependent community. Washington, D.C., is a 30-mile drive north on I-95, which spans the neighborhood’s eastern border. Allen says it’s also a traffic-heavy highway. “It’s a guarantee that I-95 will be jam-packed from 7:30 to 9 every morning.” OmniRide starts and ends its bus routes at the OmniRide Transit Center on Potomac Mills Road, which has a commuter lot with 145 parking spots. “A lot of people will park in a commuter lot and jump in a carpool to drive on I-95’s HOV lanes. That can shorten a commute time by like half an hour,” Allen adds. The Woodbridge train station, 6 miles away, follows Amtrak’s Northeast Regional line, taking passengers to Union Station in about an hour. Virginia Railway Express’s Fredericksburg line also runs here, reaching the same place in a little over an hour and a half. Sentara Northern Virginia Medical Center is the closest hospital, about 2 miles east. Ronald Reagan Washington National Airport and Dulles International Airport are both less than 30 miles north of the neighborhood.
B grades for Prince William County Public Schools
Children can attend Neabsco Elementary School and Potomac Middle School, both earning B-minus grades from Niche. They may continue to B-rated Gar-Field High School, where extracurriculars include bhangra dance club, jazz band and Dungeons & Dragons club. The prekindergarten through eighth-grade Evangel Christian School, located in a Greek Revival building on Ashdale Avenue, gets a B-plus.
A neighborhood shopping center and proximity to Potomac Mills
A Goodwill and Family Dollar anchor Ashdale Plaza, the neighborhood’s strip mall on Dale Boulevard that also has a few locally owned restaurants. For instance, Arabic art hangs from the pink walls at Shahi Kabob, which serves buffet-style Pakistani food like lentil stew and lamb biryani. Even with this shopping center, Allen says locals frequent Potomac Mills, less than 3 miles north of the neighborhood. “Potomac Mills is the main shopping center for the whole county,” he says. “It’s got just about everything you need: grocery stores, name-brand places and chain restaurants.” Cheesecake Factory, Chili’s and large stores like Walmart Supercenter and Sam’s Club circle the parking lot of Potomac Mills. Tiled beige and wood flooring welcome shoppers into the mall, home to over 200 stores like Adidas, Aeropostale and Bloomingdale’s.
Birchdale Recreation Center and Cloverdale Park surround Ashdale
Boy Scout and Girls Scout troops meet regularly in the Birchdale Recreation Center on the neighborhood’s northern edge. Outside, blue pavilions shade white lounge chairs around the public pool and the towered blue and green playground has twisty slides. Skateboarders will also find verts and mini ramps at the skatepark here. The sounds of baseball crowds fill the air when the Dale City Little League plays on Turley Fields’ two lighted baseball diamonds across the street from the center. A wooden bridge stretches over Neabsco Creek, connecting the asphalt walking path around tennis and basketball courts at Cloverdale Park, about a mile south of the neighborhood.
Hiking and history at nearby Neabsco Regional Park
Allen says residents also drive to Woodbridge for outdoor recreation. “Woodbridge is on the Potomac River, so parks over there are much more scenic than anything you can find in Dale City.” Neabsco Creek empties into the Potomac River about 3 miles east of the neighborhood, where locals will find the 300-acre Neabsco Regional Park. “People come here to hike, and it’s historical, so schools will do field trips there pretty often,” he adds. Once a tobacco plantation, the park’s original Colonial-style mansion circa 1747 is the second-oldest home in Prince William County. Today, visitors can tour the house, which is filled with original oil paintings and timeline exhibits reckoning with the estate's past use of enslaved workers. Gravel paths weave between the grounds’ elm tree woodlands and patches of wildflowers like pink zinnias and white daffodils. Across Blackburn Road, a less than 1-mile-long boardwalk trail traverses cattails and arrowheads atop Neabsco Creek marshland, where blue herons and red-winged blackbirds are often seen flying above. The path is a part of the larger Potomac Heritage National Scenic Trail, an 800-mile network running from Pennsylvania’s Allegheny Mountains to Maryland.
A Christian concert hall and other churches in Ashdale
Several religious facilities are in the neighborhood, including The Church of Jesus Christ of Latter-day Saints and Good Shepherd United Methodist Church. Named for Dale City’s founder, Cecil D. Hylton Memorial Chapel is a Greek Revival-style venue for Christian-based conferences and concerts on Potomac Mills Road, also home to the All Saints’ Church. Dale City Baptist Church’s white steeple has towered over Dale Boulevard since 1968.
