Bethel is almost equidistant between Washington D.C. and Quantico, making it a popular area for commuters who want more bang for their buck than they could get inside the Capitol Beltway. The neighborhood has more to offer than the commute. Potomac Mills, a major retail center, is the focal point of the area, surrounded by suburban communities of single-family homes.
In Bethel, you’ll find a few key home styles, including detached split-levels and communities of town houses. These are common home styles of the D.C. metro area, but you can find noticeably better value in Bethel. “You can’t find an affordable single-family home inside the Beltway,” says local realtor Jennifer Dorn, “so people come to Bethel looking to get more value.” With a median home price of $465,000, you could find a 2-bedroom town house just under $400,000 or a 3-bedroom detached split level around $450,000. Getting a single-family home with a midsize front yard and a driveway for this price is great value compared to the skyrocketing prices closer to D.C.
Sitting just off Interstate 95, Bethel is a middle ground between the Pentagon and Quantico, which draws many military and government personnel looking for an affordable home that has a reasonable commute. “Employment is constantly growing and draws many people to the area, especially with the new Amazon headquarters opening in Arlington,” says Dorn. The neighborhood is near these major employers, but it is important to note that traffic on I-95 is quite congested, as it is the major thoroughfare.
Your location in Bethel will determine which school pipeline you feed into. Students begin at Bel Air Elementary School closer to Dale City, which scores a C-plus on Niche. Closer to Woodbridge, students attend Old Bridge Elementary School, which scores an A on Niche and is one of Niche’s top public schools in Virginia. Students then move on to Woodbridge Middle School, receiving a B on Niche, or George M. Hampton Middle School, which Niche graded a C-plus. They cap off their K-12 education at Gar-Field High School, which Niche gave a B grade and ranked the No.5 standout high school in Virginia.
Fortunately, all your activities can be found in one place. Bethel is home to Potomac Mills, a major retail center chock full of designer outlets and recognizable chain restaurants. The shopping center is busy on the weekends, but the sprawling layout allows you to have a casual stroll during an eventful day of shopping. Potomac Mills is home to many global cuisines, like Arepas Capitol, which serves traditional Venezuelan cuisine. Their arepas are a must-try; fluffy corn cakes stuffed with meats and a variety of other fillings. Another local favorite is El Pollo Rico, America’s first Peruvian Chicken restaurant. The casual family-owned chain first opened in Arlington and then established a Bethel location in 2008. Their charcoal-broiled rotisserie chicken has even attracted the likes of Anthony Bourdain, who featured the spot in an episode of his show “No Reservations.”
There is not a whole lot of green space in the immediate area, but Prince William Forest Park is less than 15 miles away. This expansive National Park is heavily wooded and offers 37 miles of hiking trails and 21 miles of paved or gravel biking trails. Covering 15,000 acres, it caters to many neighborhoods of Northern Virginia, so you are likely to find many of your fellow neighbors enjoying the outdoors.
