Hillendale homes are cheaper than the D.C. average
Weeds grow through Hillendale’s sidewalks, which are lined with homes built between the 1970s and ‘80s. Split-foyer homes sit on lots of typically about 8,000 square feet, often dotted with ornamental shrubs. White oak and elm trees shade red-brick ranch styles. Driveways lead to two-car garages attached to vinyl-façade Colonial Revivals. Houses are usually around 1,400 square feet, which Lybrand says lends to their lower price. “Dale City doesn’t have your typical huge [Northern Virginia] mansions, so the prices are lower for D.C. as a whole.” Compared to a Washington, D.C., metro area home’s average $650,000 selling price, three-bedroom homes in Hillendale typically start at $400,000, while four-bedroom homes may reach $550,000.A few neighborhood parks and nearby Chinn Park
At Hillendale Park, kids can run around the yellow and red playground mulched with wood chips. Birch trees surround a short path leading to a wide-open green space with a covered picnic table at its core. Harry W. Dawson Park offers another playground and picnic shelter on the neighborhood's northern tip. The community is also near indoor gathering places like the Hillendale Baptist Church on Hillendale Drive. Just east of the neighborhood, diving boards and blue and white tiling surround the pool inside the Chinn Aquatics & Fitness Center. Aside from swim lessons, locals can also work out on cardio equipment and take classes like yoga and Pilates. Next door, the beige-brick Chinn Park Regional Library offers regular toddler story times and study rooms. Ref whistles and the cheers of parents fill the air when youth soccer teams play on the fields behind the two buildings.Locals drive and take the train to D.C.
Though Hillendale has sidewalks, it’s a car-dependent community. Interstate 95 is 5 miles east of the neighborhood, making Washington, D.C., a 30-mile drive north. The Woodbridge train station, 7 miles in the same direction, follows Amtrak’s Northeast Regional line, putting commuters at Union Station in under an hour. Virginia Railway Express’s Fredericksburg line also runs here. Several OmniRide bus stops sit along Dale Boulevard. Locals may hear fire truck sirens from the Dale City Volunteer Station on Hillendale Road. The Ronald Reagan Washington National Airport and the Washington Dulles International Airport are both about 30 miles from the neighborhood, and Sentara Northern Virginia Medical Center, 5 miles east, is the closest hospital.Dale City's commuter lot is also a farmers market
The Dale City Commuter Lot has nearly 150 parking spaces less than 2 miles south of the neighborhood on Dale Boulevard. Drivers can park here, then hop in a carpool to use I-95’s HOV lanes. “HOV lanes are a great way to shorten a commute by 20 minutes. They open specifically during rush hour.” But the commuter lot offers more than just convenience. Every Sunday, it fills with about 50 tents for the Dale City Farmers Market, held year-round. Locals can browse crates overflowing with seasonal produce and pots of perennial flowers as they sip kombucha and eat barbecue from local food trucks.B grades for Prince William County Public Schools
Kids can attend John D. Jenkins Elementary School, Stuart M. Belville Middle School and Gar-Field High School, which all earn B-minus grades from Niche. The elementary and middle schools are less than half a mile from the neighborhood, while the high school offers specialty programs like marine JROTC, plumbing and culinary arts.Plenty of grocery stores and proximity to Stonebridge at Potomac Center
A Safeway grocery store is on Merchant Plaza. Dale City’s main shopping corridor is less than 2 miles south of the neighborhood at the intersection of Dale Boulevard and Minnieville Road. Locals can buy groceries at Giants and pick up food from Taco Bell or McDonald’s. Petco and GNC are more retailers in the area, and there are a few locally owned restaurants. For instance, wooden tables and family pictures fill Padrino’s Pizza, a counter-service spot known for thick-crust pies. While this shopping corridor is convenient for errands, Potomac Mills, 4 miles east, has outlet stores like Nike, Costco and Nordstrom Rack. “It’s a regional mall, so it’s huge, and it’s widely known across [Prince William] County,” says Lybrand. Potted plants and young elm trees line the sidewalks at Stonebridge at Potomac Center, an outdoor shopping center just 5 miles in the same direction. “Stonebridge is popular, too, and it’s the newest shopping center in the Dale City-Woodbridge area.” Opened in 2008, the shopping center is home to stores like Apple, Old Navy and Carhartt.
