Kerrydale
House prices match Prince William County’s average
Homes built throughout the 1970s dot Kerrydale’s winding, sidewalk-lined roads and cul-de-sacs. Bi-level houses sit on 9,000-square-foot lots, often shaded by an American elm tree. Driveways typically run alongside split foyers, and hedges wrap around the front lawns of red brick Cape Cod cottages. Houses may have three-to-four bedrooms. Buying here can cost between $450,000 and $550,000, a range similar to a Prince William County home’s average $550,000 selling price.Kerrydale Elementary School is within walking distance
Children can attend Kerrydale Elementary School, Stuart M. Belville Middle School and Gar-field High School, all earning B-minus grades from Niche. Kerrydale Elementary’s beige brick building sits on Kerrydale Road, and students have to drive or take the bus to the middle and high school. The high school offers career pathways in environmental engineering, computer science and public safety.Commuting to D.C. may take a few hours
Though kids can walk to school, Kerrydale is a car-dependent community. I-95 is 5 miles east of the neighborhood. D.C. is another 25-mile drive north on the highway, which Grant warns is a traffic-heavy route. “I know people who leave at 6 in the morning just to get to D.C. by 8,” she says. However, there are ways to make the drive shorter. Commuters can park in the Dale City Commuter Lots, 2 miles south on Dale Boulevard, then carpool on I-95’s HOV lanes. “Those lanes can save like 15 to 20 minutes, which feels like a lot when you’re looking at an almost 2-hour drive during rush hour.” Omni Ride bus stops surround the neighborhood on Dale Boulevard and Prince William Parkway. Sentara Northern Virginia Medical Center is the closest hospital, less than 5 miles east, and The Woodbridge train station is 7 miles in the same direction. The station follows the Virginia Railway Express’s Fredericksburg Line and Amtrak’s Northeast Regional route, offering rides to D.C.’s Union Station. Dulles International Airport is a 27-mile drive northwest, and the Ronald Reagan Washington National Airport is just as close to the northeast.Proximity to Stonebridge at Potomac Town Center and Potomac Mills
A Safeway grocery store anchors the Merchant Plaza shopping center immediately northeast of the neighborhood. Fast-food restaurants like McDonald’s and Chick-fil-A are in the same area. Locals can also enjoy wine tastings and thin-crust pizza at Armetta’s, a small Italian spot on the four-lane Prince William Parkway. A dental clinic and a Prince William County Republican Committee office are along the same street. Grant says locals drive about 4 miles east of the neighborhood to Stonebridge at Potomac Town Center, a mixed-used, outdoor shopping center. “It’s got a really nice Wegmans, an Alamo Drafthouse and a bunch of upscale shopping. It’s one of the nicest shopping centers in the county.” Potted plants and young elm trees adorn Stonebridge’s sidewalks, lined with stores like Apple, REI and Athleta. Potomac Mills is also in the area, offering over 100 outlet stores, from Nike to Bloomingdale’s.A BMX track and golf course surround the former Potomac Nationals stadium
Less than 3 miles north of the neighborhood, the 6,000-seat Northwest Federal Field at Pfitzner Stadium was once home to the Potomac Nationals, a minor league baseball team affiliated with the Washington Nationals. Though the team relocated to Fredericksburg in 2019, the stadium and its surrounding area still bustle with activity. Prince William County’s main government administration offices sit in front of the stadium, where Little League teams now play tournaments. Farther north, the winding dirt tracks of NOVA BMX host local motocross competitions, and the private Old Hickory Golf Club features an 18-hole course weaving between maple and pine tree forests. Kids can take hockey and figure skating lessons 2 miles west at Prince William Ice Center, which has Olympic-sized and NHL-sized rinks. Grant says locals also drive 8 miles east to Leesylvania State Park. “It’s on the Potomac River, and any park near water is super popular in Dale City.” Anglers can catch largemouth bass from the park’s sandy shoreline, and boaters will find several launches for paddleboats and powerboats on the 500-acre peninsula.
