Dale City homes with more spacious layouts
Mapledale is one of the most modern neighborhoods in Dale City, a Northern Virginia planned community created by developer Cecil Don Hylton in the ‘60s. Like much of Dale City, Mapledale is favored for its location 30 miles from Washington, D.C., and home prices that are below the median for Prince William County. Unlike other neighborhoods in the community, Mapledale was one of the later neighborhoods to be developed. As a result, the houses have newer, roomier layouts, explains Cherish Green, a salesperson at Coldwell Banker Elite who lived in Dale City growing up. Some of the first homes in Dale City featured kitchens in the basement, but that was one of many changes builders made by the time they constructed Mapledale, she says. “They brought in new floor plans with larger bathrooms, bigger closets and larger kitchens.”
Splash into Waterworks Waterpark
The neighborhood borders Andrew Leitch Regional Park, home to Waterworks Waterpark. The park’s slides, splash pad and obstacle course are open from Memorial Day weekend to Labor Day. Visitors must pay for admission, but the playground, volleyball courts and baseball fields at Andrew Leitch Regional Park are open to the public. The park is one of the sites of Dale City Little League games. The park is where hikers can enter the Neabsco Greenway Trail. Locals hit the roughly 4-mile trail to walk their dogs, explore the creek and enjoy the quiet of the surrounding woodlands. Less than a mile down Dale Boulevard from Andrew Leitch Regional Park is Prince William Ice Center. The indoor ice rink serves as the site of skate nights, youth hockey clinics and adult hockey leagues.
Pizza and groceries in Mapledale
Businesses are on the north end of Mapledale, where a large shopping center features Giant Food supermarket, an urgent care clinic and dozens of others businesses. There’s a handful of casual eateries, ranging from fast food to L&B’s Pizzeria, a neighborhood sports bar. More shopping and recreation are 3 miles away at the intersection of Dale Boulevard and Minnieville Road. At the cluster of shopping centers, residents can run to Pitkin’s Ace Dale City Hardware, work out at Method Gym or have a night out at Bowlero. For more than three decades, worshippers have gathered at Dale City Christian Church just outside Mapledale. Meanwhile, Congregation Ner Shalom synagogue and Haskay Masjid are within 4 miles of the neighborhood.
Dale City Fourth of July Parade
The Dale City Civic Association puts on events throughout the community, namely the Dale City Independence Day Parade. The annual tradition is an hour-long procession of floats, sports cars and local organizations down Dale Boulevard. A free Family Fun Day highlighted by food vendors and kid’s games follows the parade.
Mapledale details
Dale City communities were named in alphabetical order starting with Ashdale, and street names begin with the corresponding letter. For example, Mapledale’s streets all start with the letter M: Macwood Drive, Montoclair Lane and so on. These roads are entirely residential, lined with Cape Cods, Colonial Revivals and split-levels built between the ‘70s and ‘90s. The typical lot is less than a fifth acre, so homes are close together. “That’s good if you’re looking to get to know your neighbor,” Green says. Houses on the west side are close to a flood zone that surrounds Neabsco Creek. Buyers can pick up three-bedroom homes in the low $400,000s, with four- and five-bedroom houses costing around $500,000.
Local schools earn B-plus from Niche
Children who go to Prince William County Public Schools can start at Rosa Parks Elementary School, graded a B-plus by Niche. Kids may apply to join the school’s International Baccalaureate Primary Years Programme. Rosa Parks Elementary is the first school in the district to offer the program. The schools older students can attend – Saunders Middle School and C.D. Hylton High School – each get a B-plus as well. The closest private school option is A-minus-rated Heritage Christian School, which teaches students between kindergarten and 12th grade. I-95 routes to Woodbridge, Washington, D.C.

Dale City residents typically get around by car, and Interstate 95 is about 6 miles from Mapledale. Commuters can use the interstate to drive to Washington, D.C., a trip that can take up to two hours. Residents can take the interstate or Old Bridge Road to Woodbridge. The community 9 miles east is home to Potomac Mills, a 200-store outlet mall that’s the largest in Virginia.
