A mix of older and newer master-planned communities

Stratford Glen is one of the longest-standing subdivisions in the community, dating back to the late 1980s, and features bay windows and natural shade from the mature trees woven throughout each property. Other communities incorporate more recent builds with less established greenery. “There’s a couple of nice subdivisions of Spriggs Road that are new,” Tim Emery of Samson Properties explains. Some of the newer communities in the area include Potomac Reserve, an energy-efficient subdivision started in 2019, and Hope Hill Crossing, known for its amenities and newly constructed homes. Three-bedroom single-family homes in the area cost between $460,000 and $601,000. Four- and five-bedroom homes vary in price depending on lot size and square footage. Homes closer to 2,500 square feet start at around $520,000, while homes over 4,500 square feet start at $750,000.

Close to Staples Mill Shopping Center and other national retailers

Whether stocking the fridge or crossing errands off the list, nearby retailers meet a range of needs. While Stonebridge at Potomac Town Center is only 6 miles away, Powells Creek includes Staples Mill Shopping Center, a one-stop shop for daily essentials. “You’ve got your Food Lion right there on the corner of Spriggs and Minnieville,” Emery says. Besides the grocery store, the center includes an animal hospital, nail salon and dry cleaner. For dining out, residents can enjoy the stuffed flounder at Armetta’s Italian Grill and Pizzeria, also housed within the same plaza. On the opposite end of the neighborhood, there's a Capital One Bank, CVS and the All American Steakhouse & Sports Theater along Dumfries Road.

Subdivision-specific amenities and nearby public parks

Different amenities accompany each subdivision, so recreation might depend upon which association a home falls within. Hope Hill Crossing has a recreation center, while Ashland Conservancy Homeowner Association maintains a pool. Activities in and around the neighborhood ensure that there is no shortage of things to do. Locals can score a goal on the field or climb through the train-themed tunnel at the Howison Homestead Soccer Complex. For longer adventures, hikers can travel along 37 miles of scenic trails at Prince William Forest Park, right across Dumfries Road. Active communities at Prince William County Schools

Students attend Prince William County Schools, beginning right in the neighborhood at Kyle R. Wilson Elementary. The Parent-Teacher Organization hosts several weekly activities at Wilson, including Read-A-Thons, movie nights, and BINGO nights. From here, students attend Saunders Middle and Hylton High. According to Niche, Hylton earns an overall B+ and is the fifteenth-most diverse public school in the state.

Commuting across Virginia

With Minnieville Road running through Powell Creek and Dumfries Road flanking its southern border, commuting to surrounding cities in any direction proves simple. “It’s about 35 minutes to D.C. and 20 minutes to Quantico,” Emery explains. “A lot of people commute to D.C.. People even go down to Fredericksburg. It’s a mixed bag.”
