Small neighborhood 20 minutes from Downtown Dallas
American Mount is a smaller neighborhood west of Downtown Dallas. With some commercial businesses along the northern border, most of the community is residential. “It’s a transitioning neighborhood,” says Josh Winkler, a real estate professional with Compass. “It’s not a big pocket. It’s a smaller neighborhood with a lot of investor activity.” American Mound is about 5 miles from Downtown Dallas. “The location is great, it’s just south of west Dallas,” says Winkler. “There are plenty of conveniences nearby.” Grocery stores, gas stations, and other amenities are located along West Davis Street. The neighborhood is also 2 miles from Dallas schools.
Ranch-style and duplexes with investors coming in
Most of American Mount consists of ranch-style homes, primarily built in the 1940s. “A lot of homes are pretty old,” says Winkler. “So investors will rehab those homes.” There are also some duplexes scattered throughout the neighborhood. Prices can range from about $199,000 for a home in need of renovations up to $415,000 for a renovated duplex. “It’s seeing a lot of rehab activity, a lot of investor activity,” says Winkler. “Really modernize the neighborhood.” While many homes have driveways, few of them have an attached garage and instead simply have a driveway. Some homeowners have transformed the garage into an additional room. “It’s a pre-HOA neighborhood,” Winkler says.
West Davis Street has a variety of shopping options
Westmoreland Plaza is just across the street and has a Bargain City Bazaar and La Michoacana Meat Market. Rivera Western Wear is filled with a variety of cowboy boots, hats and clothing. West Davis Street has restaurants like The Mixing Bowl Breakfast Tacos and Mi Lupita Restaurant, along with other businesses like a barber shop and a shoe store.
Downtown Dallas and Dallas Zoo
Downtown Dallas is about 7 miles east. Residents can explore the Dallas Museum of Art along with the rest of downtown. Dallas Zoo, with over 100-acres and 2,000 animals, is about 4 miles from Beverly Park.
Sunset High School is a historical landmark
American Mount is part of the Dallas Independent School District. Children can start their education at one of three elementary schools, with most attending George Peabody Elementary School. The elementary school is for kindergarteners through sixth graders and is graded a C-plus by Niche. Raul Quintanilla Sr. Middle School STEAM Academy is for seventh and eighth grade. Sunset High School was built in 1925 and is both a Dallas Historical Landmark and a Texas Historical Landmark. Both the middle and high school earn a B-minus.
Beverly Hills Park within American Mount
Located in the middle of the neighborhood, Beverly Hills Park covers about 3 acres. It has a playground and green space with covered picnic tables. Fut360 is an indoor/outdoor soccer facility with open play times in the evening as well as classes and coaching times throughout the week. The Cockrell Hill Public Library is less than 2 miles from American Mount.
Close to I-30 and two bus routes
Dallas Area Rapid Transit has two bus routes, with Route 57 following the eastern border along South Westmoreland Road. Route 9 passes along the southern border before heading into Downtown Dallas, 7 miles east. “It’s just off [Interstate] 30,” Winkler says. I-30 is about a mile north. Methodist Dallas Medical Center is 4 miles from American Mount. The Dallas Fort Worth International Airport is about 20 miles northwest.
