Bluffview’s affluent, suburban homes are adjacent to Love Field
Bluffview is an established neighborhood of well-kept homes, with a hilly landscape, roughly 8 miles north of downtown Dallas. While most of the area is residential, parks add a splash of green and various shopping centers are also nearby. “[Bluffview] is in an older part of Dallas that’s more mixed. There’s everything from estates […] to just regular lots,” says KJ Murphy, a real estate agent with Allie Beth Allman & Associates, who lives in the area and has been selling homes since 2021. “It runs the gamut, which makes it interesting and nice to look at.” Bluffivew is also most notably adjacent to Dallas Love Field Airport. Despite the consistent noise, residents prefer the proximity. “We will put up with a little bit of air traffic for the convenience,” Murphy says.
Properties have large lots and an array of housing styles
Most homes in Bluffview are lined along residential streets and have large grassy yards and driveways. “It’s not cookie-cutter at all. The lots are different sizes, and the topography is different because it’s more wooded and mature,” Murphy says. Properties are smaller closer to Love Field. Ranch-style homes and traditional single-story houses built in the 1940s and 1950s are sized 1,500 to 2,000 square feet and cost around $530,000 to $900,000. Contemporary and New Traditional multistory homes from the 2000s to 2020s are common. Most are Craftsman-inspired with a brick exterior, while others have a Spanish Revival influence with stucco siding. There are also a handful of post-modern homes with a geometric layout. Prices range from $880,000 to $2.6 million for homes that are 3,000 to 5,300 square feet. Luxury estates sit on acreage, and many are gated. Reaching up to 14,000 square feet, prices range between $3 million and $10 million, depending on property sizes and other features. The CAP Index crime score in Bluffview is 2 out of 10; compared to the national average of 4.
Nearby shopping centers have retail, restaurants and groceries
Multiple shopping centers surround Bluffview. Village of Preston Hollow is to the north and has Central Market. Less than a mile west on Loop 12 is Village at Bachman Lake. National retailers in the shopping center include Target, Walmart and Sam’s Club. Chain eateries like Chipotle and Chicago Pizza are also in the area. Inwood Village shopping center sits at the intersection of Inwood Road and Lovers Lane. Small local shops and clothing stores like Wolo Boutique are woven in between brands like Gap and Trader Joe’s. Adelmo’s Ristorante serves contemporary Italian, and Mesero is one of many Mexican restaurants in the area.
Finding recreation in pocket parks and nearby lakes
Bluff View Park is the neighborhood’s main recreational spot, outfitted with a playground, basketball court and picnic tables. There are also a handful of pocket parks with open fields, including Midway Manor Park and Field-Frazier Park. The Bachman Creek Greenbelt is in the neighborhood’s northwestern region and follows its namesake. The linear green space covers over 58 acres and connects to Bachman Lake Park, a little over a mile away. A boathouse and marina are found along the lake’s shoreline, with boat launches on the water. The park also has a volleyball court, recreation center and walking trails.
Dallas is scattered with public and private schools
Bluffview is served by the Dallas Independent School District, which offers School of Choice enrollment. K.B. Polk Center for Academically Talented and Gifted enrolls kindergarten through eighth grade and earns a C-plus rating from Niche. The magnet school is currently transitioning to a fine arts vanguard, with an emphasis on dance, music, visual arts and theater. From there, students can attend the C-rated Thomas Jefferson High School, which offers a P-Tech program for business and technology. Despite the public school options, Murphy states that many “families pretty much all send their kids to private schools.”
Navigating in and out of Bluffview
While Bluffview’s wide streets encourage bike rides and morning strolls, and driving is the primary way to get around. Texas state Highway 12, known as Northwest Highway or Loop 12, travels east and west through the area, with Dallas Area Rapid Transit (DART) bus stops along it. Dallas North Tollway runs east of the neighborhood and can be used to reach downtown Dallas, about 8 miles south. Love Field is close to Bluffview and Dallas Fort Worth is roughly 16 miles away.
