Casa Linda
Close to White Rock Lake, waterfront parks and The Dallas Arboretum and Botanical Garden
The community’s outdoor recreation is a large part of its appeal, many within walking distance. The 6-acre Casa Linda Park has tennis and basketball courts, shaded picnic areas and a softball field. White Rock Lake on the western edge of Casa Linda has been a favorite local spot since the 1930s. “Living near White Rock Lake is a dream here,” Realtor Shaune Corbett with eXp Realty, who has served the area for over 20 years. “It’s a beautiful lake that’s popular for kayaking, paddleboarding and fishing. A lot of people want to be near the lake.” Cabins line the shore, where residents spend weekends during the summer. Surrounding the water, White Rock Lake Park has a dog park, boat rentals and city views. The park also includes fishing piers, and the White Rock Lake Trail, a paved 9-mile pedestrian and bike path. At its southern tip, the path joins the 50-mile Loop Trail, which connects green spaces around Dallas. Winfrey Point sits atop a hill at the center of White Rock Lake and is a place where locals go to admire the views. The 100-acre Flagpole Hill Park is also on the lake and features an obstacle course, a splash pad and picnic spots near the water. Spanning 70 acres, Dixon Branch Greenbelt Park runs along the outer portion of the lake with unmarked, heavily wooded trails, a wildflower area and a playground. Another significant draw to this neighborhood is its proximity to the award-winning Dallas Arboretum and Botanical Garden. On the southern shore of White Rock Lake, the 66-acre oasis is filled with cherry and pecan groves and rows of azaleas. The arboretum contains 19 named gardens, including “A Woman’s Garden,” featuring an infinity pool, sculptures, garden rooms and a sunken garden of roses. The Nancy Clements Seay Magnolia Glade here is also popular, decorated with lily ponds, southern magnolias and Japanese maples.Spanish Colonial Revival homes, stone cottages and midcentury ramblers on multiple acres
Niche ranks Casa Linda as the 11th-best neighborhood in Dallas to buy a house. The quiet neighborhood is highly walkable, and towering oaks line its streets, which all have Spanish names, like Hermosa and Tranquilla. Brown, fascinated with Spanish architecture and the Spanish language, modeled homes and street names after what he saw on a trip to San Antonio. The Casa Linda name itself means, “beautiful house.” The neighborhood is an architectural checkboard of housing, from Spanish Colonial Revival to mid-century ramblers, Greek Revivals, stone cottages and modern builds. Most were built in the late 1940s and early ‘50s, but there are also some constructed in 2023 and 2024. Prices range from the high-$400,000s for a 1,600-square-foot three-bedroom to over $2 million for a newly built or custom-built 4,500-square-foot four- or five-bedroom. Newer developments are on the rise, but protections are in place to ensure each house is 20 feet apart. “We always want plenty of space between the houses,” says Capritta, who lived in Casa Linda for 17 years and sold one of Carl Brown’s sister's houses. “We had four horses and five dogs,” she says. “It was the best place for my daughter to grow up.” Lot sizes are spacious, with most averaging a half-acre up to 3 acres. Those on 1 acre or more can own horses. Most dwellings have rear garage parking and long walkways, and some have in-ground pools and covered back patios for entertaining. Properties sell after an average of 37 days on the market, slightly quicker than the national average of 44.A historic shopping plaza
Casa Linda Plaza, at the intersection of Garland Road and Buckner Boulevard, is the epicenter of shopping and dining. The highly walkable hub of eateries and retailers has been a vibrant hub and go-to spot for locals since 1945. Built by the Brown family in Spanish Revival style with a Main Street charm and Spanish street names; it’s the oldest shopping center in Dallas. El Fenix is a family-owned business, now with multiple locations, that’s been a community staple since 1956. In a hacienda-style setting, the restaurant is known for its chicken enchiladas, margaritas and other Tex-Mex fare. Casa Linda Bakery has also been a longtime local institution, creating cookies, petit fours and other sweet treats for over 84 years. Fish N Tails Oyster Bar is another popular spot, the no-frills joint is known for its grilled oysters, fried seafood platters and po’boy sandwiches. Rodeo Goat is a local favorite for piled-high hamburgers and sweet potato fries. Ellens is the go-to place for all-day breakfast, Monster Yogurt offers a selection of soft-serve sweet treats and Havana Café – Mojito Bar is a hot spot for a night out. The café offers Cuban sandwiches, a variety of tapas, traditional Cuban coffees and cocktails. With its neon-lit sign and tower, Natural Grocers is the standout of the plaza, and in a historic building, which once housed Casa Linda Theatre. The historic theater debuted with the plaza and stood as an iconic fixture until it closed in 1999. The grocery store provides organic groceries and household products. The shopping plaza also has Alberton’s, Wells Fargo and Petco. White Rock Local Market has also been a community fixture since 2009. Held at White Rock United Methodist Church within the community every Saturday from March to December, the market sells local produce, breads, jams, specialty-made soaps and other goods from vendors within a 150-mile radius of Dallas.Casa Linda schools make the grade
Dallas Independent School District serves the area and is ranked the 12th-best district in Dallas County, according to Niche. Kids can finish their primary education at Bryan Adams High School Leadership Academy, which earns a B on Niche and offers a robotics club and swimming and football teams.A neighborhood association that celebrates big
The Casa Linda Estates Neighborhood Association is the pulse of the community, helping residents come together and making improvements to the neighborhood. The group hosts various events, including an annual chili cook-out in October, movie nights at Casa Linda Park, a Fourth of July celebration, plant sales and an annual holiday party. Halloween and Christmas are a big deal in Casa Linda. There’s a home on San Saba Drive that’s the “go-to” place for trick-or-treating every year, which turns into a winding maze with fortune tellers and a lawn adorned with skeletons and other creepy decorations. The first week of every December, the neighborhood is illuminated by 8,000 lights. Known as Casa Linda Lights, it celebrates community giving. Through it, the neighborhood association collects donations for families of fallen first responders. The neighborhood association also organizes the White Rock East Garden Tour in partnership with the Forest Hills and Little Forest Hills neighborhood associations. Held every May, it features the area’s most beautiful gardens. Proceeds from ticket sales benefit neighborhood beautification projects. Casa Linda Plaza hosts community events, including an annual tree lighting in December, drive-in movies and concerts.Eight miles from Downtown Dallas
Highway 12 cuts through the neighborhood, connecting to Interstate 30, which provides access to the rest of the area. “It’s also close to I-635 and other major highways, so it’s an ideal location for commuters,” says Corbett. It sits between Dallas and Richardson, so whether you’re commuting to Dallas or the tech hub in Richardson; it’s a great place to be.” Downtown Dallas is 8 miles away, Dallas Fort Worth International Airport is 26 miles away and Fort Worth is a 40-mile drive. Dallas Area Rapid Transit provides public transportation, and bus stops are up and down Garland Road at the heart of the community.
