With attractive midcentury homes just minutes from the scenic White Rock Lake, Casa View is a neighborhood that lives up to its name. But it's the affordability and convenient location that really sell the neighborhood. "The price and access to public transportation that you get there are uncommon in the Metroplex. You can walk to schools, parks and grocery stores from that area," says Candy Hudson, an associate broker with Century 21 Judge Fite Company. Its proximity to two major highways is an additional plus; residents can immediately access throughways that take them all around surrounding Dallas, which has had a significant growth spurt since the pandemic. “I’ve lived here for over 30 years,” says Stefany Nau, a broker with Briggs Freeman Sotheby’s International Realty. “I’ve seen Dallas grow into this monstrous, eclectic dynamic of new little subdivisions and trendy shops that weren’t really ever there before.”

Casa View is no exception to East Dallas' hot market
Casa View houses are mostly traditional ranch-style homes knitted closely together. Its suburban streets are lined with mature oak and elm trees that shade sidewalks. Most homes have driveways, but built-in garages are less common. Many of the homes in the neighborhood have recently been renovated or remodeled. Typical updates include new flooring, paint, windows and updated HVAC systems. Casa View is one of the more affordable parts of the city, which is a big deciding factor for those interested in Dallas. “East Dallas is a hot market, especially around the White Rock everywhere,” Nau says. “It’s gotten pretty expensive to live near the city; homebuyers are way more interested in the outskirts.” A three-bedroom ranch-style home can be found for $250,000 to $300,000, four-bedroom homes between $315,000 and $350,000 and a newly renovated home with updated features can have a price range of $300,000 and $440,000.

Students are served by Dallas and Mesquite ISDs
Students in Casa View will be split between the Dallas Independent School District and the Mesquite Independent School District. Several elementary schools are in the neighborhood. Students in the Dallas district will likely attend Reinhardt Elementary and W High Gaston Middle Schools, which earn B-minus and C grades from Niche. Bryan Adams High School is rated a B overall on Niche and serves over 2,000 students. Mesquite students might attend Lawrence Elementary and Vanston Middle Schools, which Niche gives a B and B-minus, respectively. North Mesquite High School, rated B overall, is known for its Big Blue Band, which has advanced to the area finals several times. Bishop Lynch High School is a highly-rated private school, receiving an A-plus from Niche. The school has served the community since 1963 and is home to more than 1,000 students. Bishop Lynch has a highly successful athletic program, winning six football state championships, 24 titles in girls’ basketball and 11 in wrestling.

Outdoor recreation spans multiple parks, White Rock Lake and Dallas Athletic Club
Both Casa View and Harry Stone Parks offer tennis courts, a softball field and several soccer fields. The latter also has a partly shaded walking path and playground. The Harry Stone Recreation Center was recently renovated, reopening with a state-of-the-art fitness center, meeting rooms and two full-size gymnasiums. The aquatic center has a pool, slides and a climbing wall. Golf lovers will enjoy living near the Dallas Athletic Club, with two 18-hole courses designed by golfing legend Jack Nicklaus. The Dallas Morning News rates each course as one of the Top 100 Golf Courses in Texas. The club also has ten tennis courts, a swimming pool and a fitness center. Residents in Casa View are just a short drive away from White Rock Lake, one of the most popular recreational destinations in the city. This lake is popular for all kinds of activities, including fishing and paddling. Locals can walk or run along the trails that surround the scenic lake, taking in the waterfront views from the shoreline.

A classic burger and fries is Dairy-Ette’s specialty. Patrons can dine inside or pull into a drive-in spot and have their food served by a carhop. While the burgers and fries are the main draws at this retro diner, locals say you have to get a root beer float to complete the meal. Two miles away, Goodfriend Beer Garden and Burger House is a hipster haunt with a pet-friendly patio and quirky menu options like Frito pie and fried mac and cheese. Casa View Shopping Center is in the heart of the neighborhood. It offers Walmart Neighborhood Market, El Rancho Supercado and chain restaurants like Burger King and Church’s Texas Chicken. Town East Mall is an older mall, roughly 4 miles south. The neighborhood’s convenient location near I-635 and I-30 makes it easy to get into downtown Dallas or anywhere around the Metroplex. While downtown offers boutique stores, breweries, nightlife and trendy restaurants, just north of Dallas and Frisco are all about department stores and name-brand retailers. The expansive Galleria Dallas offers upscale, high-end shopping on multiple floors, with an ice skating rink located on the first level. Another indoor option is North Park Mall, a ritzy shopping hub dotted with plants, towering art sculptures and a 3D movie theater. Just across Northpark Boulevard is The Shops at Park Lane. The outdoor mall includes a Whole Foods Market, brand-name stores and a bowling alley.

Dallas hosts several of the largest festivals in the nation
Large-scale events and festivals are often held downtown. Texas State Fair is the longest-running fair in the country, operating for 24 days through September and October. The saying “Everything is bigger in Texas” rings true for the festival, which covers 277 acres of the historic Fair Park and features over 70 rides. “We’ve got the tallest Ferris Wheel in the states,” Nau says, referring to the 20-story high Texas Star. Nau adds that the 55-foot-tall “Big Tex” always makes an appearance at the front gates. At 55 feet tall, Big Tex is technically the tallest cowboy in Texas. Texas also hosts the nation’s biggest floral festival every Spring; the North Texas Irish Festival, which is also one of the largest in the US; and an annual Pride parade, which celebrates its LGBTQA+ residents who make up the sixth largest queer community in the country.

Getting in and around Casa View
“Construction is everywhere,” Nau says. “I live near Interstate 635, and it feels like it’s been under construction for 10 years. It’s brutal.” Main throughways also include the Dallas North Tollway and I-30. The latter takes residents to Downtown Dallas, roughly 9 miles away. Garland and Frisco are 6 and 30 miles north, respectively. Casa View does not have public transportation. While the neighborhood itself has sidewalks, the surrounding area is not technically walkable; therefore, residents primarily commute by car. “A lot of people who live East travel into Dallas for work,” Nau adds. “So, having direct access to the highway is pretty useful.” Dallas Love Field is the closest airport, 13 miles west, and the closest hospital is White Rock Medical Center, which sits next to White Rock Lake, a little over 2 miles west.
