Devonshire is a walkable suburban enclave in Dallas
Devonshire is an idyllic suburban community with tree-lined streets and a mixture of vintage bungalows and newer construction. Tons of restaurants, coffee shops and other businesses are within walking distance on Lovers Lane, including the Inwood Village outdoor mall. Still, residents don’t need to leave the community for things to do. “It’s very neighborly,” says Becky Frey, a longtime Devonshire resident and real estate agent at Compass Real Estate Texas. “There’s a dog park, so it’s very dog friendly; everyone’s always out walking. We have a Fourth of July parade and there’s a chili cook-off this weekend, so there’s a lot of community right in the neighborhood.” Westminster Presbyterian Church partners with the Devonshire Neighborhood Association to hold annual events, also maintaining the area’s dog park and community garden on its grounds.
A mix of vintage and newer housing styles
Housing in Devonshire includes Craftsman-influenced bungalows and Tudor Revival-style properties, primarily built in the early to mid-20th century. Many newer properties have been added since 2000 as well, including contemporary homes with stucco exteriors and large windows, as well as Colonial Revival-style builds. “Devonshire was originally built out in the ‘40s,” Frey says. “Since then, a lot of homes have been saved and some have been torn down and new construction built, like any neighborhood in Dallas.” Lots tend to be uniform, compact and well manicured with trimmed shrubbery and mature shade trees. Lot size and square footage typically determine home prices. Properties with between 2,000 and 3,000 square feet generally range from $1.2 million to $1.8 million. Those with between 3,000 and 5,000 square feet typically range from $2.3 million to $2.8 million, while those with between 5,000 and 5,500 square feet range from $3 million to $4 million.
Local public schools include several magnet options
The neighborhood is zoned for K.B. Polk Center for Academically Talented and Gifted, which earns a C-plus from Niche. The school's campus houses a comprehensive elementary school serving prekindergarten through sixth grade and a fine arts magnet school serving fourth through eighth grades. Francisco Medrano Middle gets a C-plus. The C-rated Thomas Jefferson High partners with Dallas College Brookhaven Campus for its P-Tech program, which allows students to earn college credits and an Associate of Applied Science Degree. Available pathways include business administration, software programming and visual communications. Other nearby magnet schools include the A-rated Sudie L. Williams Talented and Gifted Academy, which serves fourth through eighth grades, and the A-minus-rated Henry W. Longfellow Career Exploration Academy, which serves sixth through eighth grades.
Within walking distance of retail and dining on Lovers Lane
Lovers Lane, bordering Devonshire on the south side, is a major commercial corridor home to locally owned retailers, restaurants and Inwood Village, an Art Deco-style outdoor mall built in 1945. Here, locals can shop for groceries at Trader Joe’s and Eatzi’s Market & Bakery, or see a movie at the Landmark Inwood Theatre. Rise Soufflé, a small chain bistro based in Texas, serves French cuisine with a seasonal wine list. Naturally, souffles are the restaurant’s signature dish, including sweet and savory options. Lovers Seafood & Market sells fresh fish directly to customers, but also has a restaurant with cocktails, an oyster bar and other seafood dishes.
Community spaces within Westminster Presbyterian Church
Though there aren’t any city parks within the neighborhood, Westminster Presbyterian Church has a dog park and community garden, both maintained in partnership with the neighborhood. Bluff View Park sits west of the neighborhood, with a basketball court, playground and soccer field. Dallas Country Club, an exclusive private social organization founded in 1896, is located a few miles away, offering tennis facilities, a clubhouse and views of the Dallas skyline.
Devonshire Neighborhood Association organizes annual events
The Devonshire Neighborhood Association hosts an annual Chili Cook-Off in front of Westminster Presbyterian Church in November with live music and a bounce house. The annual Fourth of July Parade, another major community gathering, also begins and ends at the church with waterslides and snow cones.
Bordered by Dallas North Tollway and state Route 12
Dallas North Tollway borders Devonshire on the east, leading less than 10 miles south to downtown Dallas. Locals also have easy access to state Route 12, which circles the city and has Dallas Area Rapid Transit bus stops. Dallas Love Field is the nearest airport, a few miles away. Several hospitals are within 5 miles, including the University of Texas Southwestern Medical Center and Parland Health.
