The community of Eagle Ford, located along Interstate 30 within 10 miles of Downtown Dallas, continues its transformation into a modern suburban destination. This diverse, working-class neighborhood has been traditionally anchored by small homes built during the post-World War II era. However, the current residential setting stands out for its new construction, which satisfies the regional demand for modern housing. Residents enjoy access to several neighborhood parks, a neighborhood school and a variety of shopping and dining options.

Housing growth is the result of affordable prices, proximity to Dallas
The combination of available land, affordable older homes and proximity to the heart of Dallas has made Eagle Ford popular with investors and homebuilders. As a result, its median home price and overall desirability continues to grow. “A couple of years ago, the City of Dallas partnered with developers to build in that area because it’s so close to downtown, so there’s a lot of incentive to for builders to go that way,” says Suzie Morris of Dave-Perry Miller, who has sold homes in the neighborhood.
Narrow streets, most featuring sidewalks, are home to a collection of smaller original homes, renovations, contemporary homes and larger modern-style homes. Original properties can sell for as low as $125,000, but renovations start around $250,000, and new homes typically reach into the mid-$400,000s.

The neighborhood offers several parks and access to the Trinity River
Jaycee Zaragoza Recreation Center, one of the first built by the city of Dallas in 1980, is a centrally located community hub. The facility, renovated in 2012, offers a gymnasium, fitness center, community spaces and a computer lab. The adjoining park features a community pool and a sprayground, convenient for residents to beat the summer heat. Other amenities include ballfields, tennis courts and a playground. Neighborhood dining favorites; big-box retailers are easily accessible
Two local favorites are found on Singleton Boulevard: West Town Bakery, known for its breakfast tacos since the 1990s, and Carmen’s, which serves Tex-Mex staples. Walmart Supercenter and Lowe’s are convenient stops on the neighborhood’s southern edge along the I-30 corridor. Several chain restaurants are concentrated nearby.

The neighborhood is served by the well-rated Dallas Independent School District. Gabe P. Allen New Tech Academy is a neighborhood school that serves students in pre-kindergarten through sixth grade. Older students can attend nearby West Dallas Junior High and Dr. L.G. Pinkston Sr. High School. Pinkston offers the H-Tech Program through a partnership with Dallas College El Centro Campus-West Campus. The district offers a robust school choice option that includes new schools with specialized academic programming and no attendance boundaries.
West Dallas STEM School is a nearby option for older students.

Commuters can travel quickly to Downtown Dallas via I-30
I-30 and Loop 12 intersect in Eagle Ford, providing convenient travel throughout the Metroplex. Downtown Dallas is less than 10 miles from the neighborhood via I-30. “Five years ago, that trip would take 5 minutes,” Morris says. “Now, because so many people have moved in from different states or just relocated centrally within the area, it takes about 15 or 20 minutes, depending on the time of day.” I-30 also provides access to nearby Methodist Dallas Medical Center. DART buses along Singleton Boulevard offer an additional option for commuters. Dallas Love Field Airport is about 7 miles away, and Dallas Fort Worth International is about a 15-mile drive.
