South of the lake with an established neighborhood
On the southern shore of White Rock Lake east of downtown Dallas, the neighborhood of Forest Hills comprises Forest Hills and Little Forest Hills to the east. Forest Hills proper is celebrating its 100th year in 2024. "You've got the charm and the character of an older neighborhood," says local resident Becky Oliver Conley, advisor with Briggs Freeman Sotheby’s International. "It's really close to Lakewood, right across the street to the lake, and plus, it's very close to downtown.” Interstate 30 runs along the southern edge with a straight shot to downtown Dallas, 7 miles south. The neighborhood is also home to the Alex Sanger Preparatory School, several parks and a golf course. “The people who know of Forest Hills want to be there,” says local Realtor and Broker Associate Johnny Mowad of Ebby Halliday Realtors.
Forest Hills is known and loved for its mature trees, larger lots, and lower home prices.

Variety of home styles north of downtown Dallas
Architectural styles range from brick ranch and Tudor-style homes to modern farmhouses and Spanish-style colonials. Homes in Forest Hills are often settled on large, sprawling lots clad with vibrant gardens and well-maintained lawns. In the eastern section are some cottages, with prices ranging from $415,000 to $735,000. Modern homes can range from $695,000 and $1.75 million. To the west in Forest Hills proper are more Modern and Tudor-Revival homes, although there is no one style that dominates the area. Prices range from $339,000 for a mid-century modern home with three bedrooms to over $3 million for five or more bedrooms in a modern home. “With Forest Hills specifically, you're probably looking at about a month on the market if it's $1 million-plus. Anything under $800,000, it's moving in the first week or two,” Mowad says. “It's a very fast-paced market in Forest Hills.” There is a gated community at the intersection of Ferguson Road and Lakeland Drive, with ranch-style home prices between $649,000 and $749,000.

Multiple advanced programs and nearby private schools
Students can begin at Alex Sanger Preparatory School for kindergarten through eighth grade. The school earns a B-plus from Niche, has a dual language Spanish program and offers the International Baccalaureate program to grades sixth through eighth. Students may also attend W.H. Gaston Middle School, which receives a C, for sixth through eighth grade. Opened in 1957, Bryan Adams High School Leadership Academy receives a B from Niche and has Advanced Placement classes. The school also has 15 sports and over 30 clubs and activities offered to students. Private schools Bishop Lynch High School and The Fairhill School both receive an A-minus, while the all-boys Cistercian Preparatory School earns an A-plus.

Dallas Botanical Garden and a golf course
Surrounding White Rock Lake is White Rock Lake Park, a 1,015-acre park that includes a hike and bike trail. The lake allows kayaking and boats, and is also home to the Dallas Arboretum and Botanical Garden. This 66-acre garden has several different gardens, including a Children’s Adventure Garden and the Margaret Elizabeth Jonsson Color Garden. In the southern section is Tenison Park Golf Course, with two 18-hole courses as well as a practice and teaching facility. Saint Francis Park is a smaller park within the neighborhood, just off Ferguson Road. It has an outdoor basketball court and a playground.
The Dallas Arboretum is in walking distance to Forest Hills, making it a popular spot to visit.

Local businesses along Garland Road and retail to the east
Across from the botanical garden is Smoky Rose, a Tex-Mex restaurant opened in 2016. With a wood-burning smoker, the restaurant also offers brunch with pulled pork and Texas spareribs. For groceries, head north along Garland Road to Casa Linda Plaza and stop by Albertson's or visit the local Natural Grocers for fresh meat and produce. Along the way is the White Rock Shopping Center, filled with locally owned businesses like Hypnotic Donuts & Biscuits and Bike Mart, where residents can buy or repair bicycles. Less than 8 miles east is the Market East Shopping Center, with a Target and other retail shops.

Car-dependent with I-30 to the south to downtown
Residents of Forest Hills are largely car-dependent, but there are two bus routes operated by the Dallas Area Rapid Transit, along Ferguson Road to the east and the western border. Forest Hills is 7 miles from downtown Dallas, with Interstate 30 acting as the southern border. “We're so centrally located, so it's almost like a small-town feel right in the middle of the city,” Oliver says. The Dallas Love Field is almost 10 miles west, with the Dallas Fort Worth International Airport a little more than 31 miles west. The White Rock Medical Center and Dallas Hospital are less than a mile north on Garland Road.
Neighborhood events for 100 years, cultural center along the lake
Forest Hills has many clubs and organizations for residents, including Book Clubs and a Car Club. The Centennial Parade and Fair celebrates 100 years of the neighborhood, where residents can make floats on golf carts before exploring the fair with a petting zoo, pony rides and a Carousel. The 2024 Dallas City Championships takes place at the Tenison Park Golf Course. On the shores of White Rock Lake, The Bath House Cultural Center is housed in an Art Deco building and has free admission. Home to theaters, concerts and exhibitions, the cultural center has diverse programming throughout the year.
