The residential community of Highland Hills sits less than 10 miles south of downtown Dallas along the Five Mile Creek watershed. The neighborhood has several parks and is a short distance from some popular nature preserves, including Joppa Preserve and McCommas Bluff. "It's a very natural and older part of town; there isn't a lot of development yet," says Cory Cross, a Realtor with Campagna Real Estate who has lived throughout the DFW area. Available land in the neighborhood offers opportunities for growth and the expansion of residential zones. At the same time, major thoroughfares help the daily commuter get around Dallas and the rest of the Metroplex.

Modest, mid-century, ranch-style homes are common throughout the neighborhood. Houses usually include garages, carports or driveways and sit on lots between 7,000 and 9,000 square-feet. Prices typically range from around $200,000 for a modest ranch-style house to about $475,000 for a contemporary modern-style home. "Prices here are pretty fair for the Dallas area," Cross says. "They can be easy to remodel and have big, open floor plans." Bushy oak trees line the residential streets alongside narrow sidewalks. While most houses include a garage or driveway, street parking is available.

Robotics and Esports at Wilmer-Hutchins High
Students may begin their education at J.N. Ervin Elementary School, a school rated C by Niche. Royce West Leadership Academy, previously known as Kennedy-Curry Middle School, earns a C-plus. The school's moniker was changed in 2024, named after State Senator Royce West. Wilmer-Hutchins High School, also known as the Hutch, receives a C grade. Wilmer-Hutchins offers students several extracurricular activities, including Esports, robotics and dance clubs. Paul Quinn College is a private, historically black Methodist college in the middle of the neighborhood. Highland Hills sits adjacent to the University of North Texas at Dallas for those looking to continue their education close to home.
The newly namedRoyce West Leadership Academy is a middle school in the Highland Hills area.

Alta Mesa and several parks throughout the neighborhood
Parks are prominent throughout Highland Hills, with six parks in the neighborhood's boundaries. Alta Mesa Park is the largest of the group, covering over 22 acres below Simpson Stuart Road. The park features an outdoor basketball court, a modest playground and picnic tables near a grill. A canopy of oak trees provides shade over the walking trails. Athletes appreciate College Park for its football and softball fields and tennis and basketball courts. Five Mile Creek runs through the neighborhood, with the wetlands around the creek left untouched by construction as part of the Five Mile Creek Watershed Study Program. The program plans a greenbelt trail that will connect Five Mile Creek with other nature walks in the Dallas suburbs.

While most of Highland Hills is residential, the main streets bordering the neighborhood and Simpson Stuart Rod offers several nearby restaurants and shops. Sweet Georgia Brown sits on Ledbetter Drive and serves hearty southern favorites and BBQ in a recently remodeled rustic environment. Patrons give high praise for the broccoli rice casserole and the brisket. Los Portales Taqueria is on the neighborhood's southwest corner and offers Mexican food, including the highly reviewed corn tortilla tacos. The Food Basket grocery store sits at the center of the neighborhood. Big-box retailers, like Target, are about 9 miles away along Interstate 20.

DART stops along Simpson Stuart Road
Dallas Area Rapid Transit, also known as the DART metro system, has several bus stops along Simpson Stuart Road and E Ledbetter Drive. The neighborhood is about 9 miles south of downtown Dallas along Interstate 45. Getting to DFW International Airport is either a 30-mile drive on Interstate 20, a usually faster route with tolls, or about 27 miles on Highway 183, which avoids tolls but usually has heavier traffic. Methodist Charlton Medical Center is about 9 miles west along Interstate 20.

The area has seen better days. In the 1970s, it was a great place to live. While there are still wonderful people living there, many gave up and left for other areas. It lacks even the most basic of amenities and developed a negative perception that prevents investment and improvement of the area. Hopefully that will change in the future.
