About 10 miles southeast of downtown Dallas sits McCommas Bluff, a residential neighborhood whose biggest claim to fame is the Trinity River Audubon Center, a 2008-constructed environmental education center along the Trinity River that's completely free to the public and attracts visitors from across the DFW metroplex. Though the neighborhood is on Dallas' outskirts, its placement within the city limits is critical in many residents' decision to move here. "A lot of my buyers are first-time homebuyers, so they'll choose to live in Dallas because the city gives up to $50,000 down payment assistance. Each city has different amounts, but Dallas gives the most," says local Realtor Nancy Garcia, who has over five years of experience in the DFW market and speaks both English and Spanish. "This neighborhood also has income limits on housing, so a lot of buyers want to take advantage of that."

McCommas Bluff is located less than 10 miles from downtown Dallas, and residents can take U.S. Route 175 to Interstate 45 to get there. DART's Green Line rail is the only direct public transit route to downtown, which leaves Lake June Station and gets residents there in about 30 minutes. The nearest hospital is the VA North Texas Health Care System, which is about 5 miles outside the neighborhood and serves veterans and their families and caregivers; all other residents travel 9 miles north to the Baylor University Medical Center for medical attention. McCommas Bluff residents are about 15 miles from Love Field and 26 miles from DFW.

"I've had some houses in that neighborhood that are valued at $300,000, but they sell them for $260,000 to make it work for the buyer." Houses in the neighborhood are primarily 1950s- and '60s-built cottages, though there has been some recent development in the area, adding splashes of modern architecture into the mix. Prices in McCommas Bluff start around $150,000 and rarely exceed $350,000, with a median overall price of $250,000.
