Riverway Estates features several subdivisions with homes built between the 1940s and '70s. Buyers will mainly find mid-century ranch-style homes, cottages and bungalows that feature anywhere between 1,000 and 1,600 square feet. A few contemporary new builds are cropping up across the neighborhood for values over $300,000, but housing prices are generally between $150,000 and $275,000. A few of the area's townhomes cost less, typically between $100,000 and $125,000. Houses sit close together on small lots under a quarter-acre, just behind sidewalk-lined streets where residents enjoy morning jogs or evening strolls. The Dallas Independent School District scored an overall B on Niche and serves nearly 142,000 students. C.A. Tatum Junior Elementary School, located in the heart of the community, has a student-to-teacher ratio of 14-to-1 and a B-plus on Niche. Ann Richards Middle School and Skyline High School received an overall C-plus on Niche. High schoolers can earn associate degrees through the Skyline Early College High School Program, which partners with Eastfield College. Pleasant Oaks Park has been a major community hub since its establishment in 1952. The park's nearly 19 acres include a recently renovated playground, softball field, tennis court and a pool. In the heart of the park is the Pleasant Oaks Recreation Center, which after its 2015 reopening, features a new fitness center and the only indoor soccer gym in Dallas. The recreation center features a few programs, from Ballet and Stomp Hip Hop to Soccer Camp and Volleyball. Pleasant Oaks Park is also home to community events, like the Eggstravanga Egg Hunt, where kids search for hidden eggs and families enjoy vendors, snacks and games. J.P. Hawn Park has a playground, tennis courts and a central, multi-use sports field. Restaurants with rich Mexican flavors concentrate along Highway 12. Los Molcajetes Mexican Kitchen features classics, like tacos and enchiladas, among house specials, such as pollo a la crema and pollo con mole. Gonzalez is a local Tex-Mex staple with award-winning flour tortillas served alongside carne asada and fajitas. Paleteria la Azteca offers a few options for dessert, from mangonadas and arroz con leche to malteadas and snow cones. Highway 12 also features a few grocery stores, including Fiesta Mart No. 57 and Aldi. Walmart Neighborhood Market neighbors Fiest Mart, providing shoppers with more options. Restaurant options expand beyond Highway 12, sprawling down Bruton Road. A few choices include Ronnie's Catfish and La Unica Restaurante and Pupuseria.Hopping on the DART bus
While most residents drive in Riverway Estates, locals can access public transportation on many major roads. DART buses shuttle across Bruton Road, Highway 352, Military Parkway and Buckner Boulevard. "People love the location here," Velasquez says. "You're close to major roads like Buckner Boulevard and I-80, and you're only a 10 to 15-minute drive from Dallas." Commuters headed into Dallas typically hop on Highway 352 westbound for a 9-mile trip into the city's heart. Healthcare is provided at the Dallas Regional Medical Center, about 5 miles away. Riverway Estates is minutes from Mesquite, the "Rodeo Capital of Texas." The neighborhood is less than 3 miles from the Mesquite Rodeo Arena, a nationally recognized entertainment venue that hosts regular events and offers traditional Texas fun. The Championship Rodeo takes place every Saturday night throughout the Summer.
