Designed as a city within a city, Wynnewood is one of the oldest southwest Dallas communities. A planned community finished in 1954, Wynnewood is modeled after Levittown, New York, a pioneer in mass-produced residential housing and the blueprint for suburban living post-World War II. Well-planned roads and thoughtful grid designs characterize this established community. In fact, its core streets are named after WWII Navy ships, battles and commanders. Today, it’s a tight-knit community with a vibrant shopping and dining village and only a short drive from Downtown Dallas. “People love Wynnewood, and I’ve been getting excited about all the investments happening,” says Scott Noblett, a Realtor with Paragon Realtors and local to the area.

Wynnewood Village was developed in 1948

Wynnewood is a community in the broader Oak Cliff area of Dallas, buzzing with an artistic undercurrent. It lives within the locally owned shops housed in The Bishop Arts District and is named after its towering oaks. Wynnewood Village covers most of what residents need from week to week. An anchor of the community since 1949, the centralized shopping district offers ROSS Dress For Less, Five Below and other boutiques, services and fast-casual dining options. Residents can also grab groceries here at Kroger or El Rancho Supermercado. It recently underwent a $100 million revitalization, bringing redevelopments such as La Fitness and Target. Residents also have a variety of mom-and-pop dining options nearby, such as Tops Cafe, a no-frills diner known for its omelets, meatloaf, fried chicken and other comfort classics. Rico’s Paleteria is a refreshing retreat for ice cream, Mangonadas, and elote. On Newport Avenue, Lulu’s is a standout for its bright yellow exteriors. This long-standing eatery plates up authentic home-style Sopa and Mexican street tacos.

Wynnewood’s residential tree-lined streets reflect the natural ambiance of the greater Oak Cliff area. “Considering the rest of Dallas is a concrete playground, the type of person who moves here loves a naturistic vibe,” says Noblett. Cape Cods, midcentury moderns and brick ranch-style homes built in the 1950s offer medium-sized lots organized in a satellite layout from Wynnewood Village. Most homes range from $150,000 to $825,000. Newcomers can expect three-bedroom, 1,100-square-foot homes at the lower price point and three- and four-bedroom, 2,800-square-foot properties on the higher end. Most homes have detached garages, well-kept lawns with spacious driveways, and higher-priced homes have private pools, spas and lush gardens. Wynnewood is a quiet neighborhood, and sidewalks are spacious and offer plenty of room to enjoy strolling on warm summer nights.

Hole-in-one at Cedar Crest Golf Course

While there aren’t any parks directly within the neighborhood, Wynnewood is less than 3 miles from Oak Cliff Nature Preserve. This heavily forested 121-acre oasis is occupied by wildflower meadows and hardwood forests, with 8 miles of trails ideal for hiking and bike rides. Kiest Park, to the west of the community, is another pocket of green known for its plentiful sports facilities, including pickleball, baseball, basketball, tennis, volleyball and soccer. It also has a recreation center, indoor fitness facility and community events. The nearby 16-acre Beckley Saner Park is another excellent option to get outside. In addition to baseball and soccer fields, a tennis court and a splash playground, the park has a creation center with a technology center, an indoor basketball court, a fitness center and a variety of community programs. The 18-hole rolling fairways at Cedar Crest Golf Course, just over the eastern edge of Wynnewood, invite both beginner and seasoned golfers for tournaments and outings. For more family fun, the Dallas Zoo awaits just 3 miles north.

Excellent extracurriculars at Wynnewood schools

Dallas Independent School District serves the area, and local students attend Felix G. Botello Elementary, Hector P. Garcia Middle School and W.H. Adamson High School. The elementary school, which offers after-school programs and ultimate Frisbee, has a B-minus Niche grade, and the middle school earned a C. Earning a C-plus on Niche, Adamson offers an academic decathlon, soccer and swim teams and ROTC.

Celebrations abound in Wynnewood

Wynne’s tight-knit community comes together for a variety of events, including annual festivals such as the Mardi Gras parade and the annual Blues, Bandits, and BBQ Festival with sultry live jazz and good ole southern comfort foods. The Wynnewood North Neighborhood Association is also instrumental in keeping the community true to its original heritage and uniting the entire area with events. The association puts on Spring Wander, a long-time tradition and fundraiser that helps fund projects and other festivals for the neighborhood. It also puts on a Fourth of July celebration, happy hours at local restaurants and popsicle parties in the summer.

Get to Dallas in under 15 minutes

The main thoroughfare is Interstate 35, which quickly connects locals to the greater metroplex. “They expanded Highway 67; you can get from South Oak Cliff to Downtown Dallas in about 15 minutes,” Noblett says. “With the proximity to Downtown Dallas, people work everywhere. If someone was working at the hospitals in Arlington or a city to the east or west, now that 67 is there, you can get to Interstate 20 super easily.” Dallas Area Rapid Transit maintains bus stops along South Vernon Avenue and South Zang Boulevard. DART supports a light rail station at Tyler and Vernon for additional public transit options. Wynnewood is a 5-mile drive from Downtown Dallas and 22 miles from the Dallas Fort Worth International Airport.
