A place to find a sizable slice of the city
Outer Davie is a spot in this Broward County city filled with all sorts of development, from suburban-style subdivisions to one-off custom builds. But what a lot of properties around this area share is space. Lots here start at just over one-tenth of an acre, but many of them are at least three-tenths of an acre. It’s one of Outer Davie’s key characteristics. “For us to find anywhere that has a nice-sized lot of almost half an acre is a rare thing,” says Beth Heinzman, a local Realtor with the Weston office of Berkshire Hathaway Florida Realty.

Options for seemingly every taste
The variety of homes that make up Outer Davie includes all shapes and sizes. The Nob Hill Palms development, for instance, offers Craftsman-style houses that stretch around 2,000 square feet and have lots less than one-fifth of an acre. The gated Sierra Ranches neighborhood, meanwhile, has Mediterranean-inspired options of well over 4,000 square feet, on half-acre lots. Those looking for even more privacy can find homes outside a subdivision, complete with a full acre of land. Outer Davie houses date back to the 1970s, but there are also some built in the 2020s. “You have the opportunity to buy a new home and have it custom made,” says Heinzman, who has almost 17 years of real estate experience. Properties that are around the 2,000-square-foot mark sell for between $600,000 and $1 million, depending on the location. Estates pushing over 3,000 square feet go for $1 million to almost $4 million.
Broward County schools are big on special programming
The Broward County Public Schools system has a B-plus overall grade on Niche. Kids can take part in extracurricular activities including a morning news show and a student council at the neighborhood’s B-plus-rated Fox Trail Elementary. Indian Ridge Middle is B-plus-rated as well and offers elective courses in topics including communications and culinary arts. “You can walk to the schools, they’re that close,” says Martha Julian, a local Realtor with Dennis Realty & Investment Corporation. Western High has an A-minus grade and an integrated STEM academy.

Bergeron Park is a nice local community park in Outer Davie neighborhood.
Kids can benefit from Bergeron Park
The 3.5-acre Bergeron Park is part of this area, within walking distance for some. Bergeron has an expansive playground set on a turf surface. There’s a sand volleyball court here, too, and a pavilion that’s available for rent. Math Igler Citrus Park is another option, on the south end of Outer Davie, that’s a bit smaller but also has a playground. People here have just about a 5-mile drive to Westridge Park, too, whose trails are popular. The well-maintained Jacaranda Golf Club is close by, too, where there’s a pair of public, 18-hole courses.
Shopping and dining come close by in the Plaza at Davie
Outer Davie residents are within 2 miles of the Plaza at Davie. This shopping center has Winn-Dixie, Lowe’s and Walgreens. Locals can also grab a bite to eat here at places like the family-owned Deli-Boy Subs, whose original location dates back to the 1960s in New Jersey. Ridge Plaza is in the area as well and includes a movie theater and a location of Char-Hut, an area chain known for its burgers and onion rings. The Broward Mall, with more than 100 stores, is only about 3 miles away, too. Also, the area's crime score of 2 is significantly better than the national average, according to the CAP Index.

Interstate 595 is easy to reach
A stretch of Interstate 595 runs through Outer Davie, giving residents quick access to a major area highway. “With 595 there you can get anywhere quickly,” says Julian, who has more than 20 years of real estate experience. I-595 links with both Interstates 75 and 95. The HCA Florida Westside Hospital is only 5 miles from Outer Davie and the Fort Lauderdale-Hollywood International Airport is a 13-mile trip.

Dance the night away at Davie Jazz Festival
Davie hosts several community events throughout the year. Among them is the Davie Jazz Festival in April at the Bergeron Rodeo Grounds, which includes more than a half-dozen acts. The Orange Blossom Festival, Parade & Rodeo in February comes with three days of music at Bamford Sports Complex. Children can look forward to the Take-a-Kid Fishin’ Rodeo in August at Davie Golf Course, a tournament for those ages 5 to 12 with awards for longest fish, most fish, most unusual catch and sportsmanship.
