Shenandoah encompasses variety
Though most of the options in the area were built around the same time, the homes in Shenandoah are far from a monolith. Instead, it’s a mix, says Lewis, who has been in real estate for almost 40 years. Houses are a blend of single- and multistory layouts, with new traditional Mediterranean and craftsman styling. Residences here feature floor plans that stretch an average of 1,885 square feet and come with grassy lawns as part of lots that usually stretch between one-tenth and one-fifth of an acre. Some lots line one of the community’s multiple lakes. The neighborhood is made up mostly of single-family houses, though there are some townhomes in the area, particularly in the Poinciana Parc development — units that usually sell for prices in the $400,000s. Interstate 595 runs right along the northern edge of Shenandoah, and Interstate 75 cuts by the western side. Locals can hop on I-595 to reach Fort Lauderdale in a trip of just about 16 miles and Miami is roughly three dozen miles away using I-75. People also use the thoroughfare of 14th Street here to hop over to the neighboring city of Weston for some of the dining options there. The area’s Broward County Public Schools system has a B-plus overall grade on Niche and allows students and their families to apply for campuses of their choice. But schools children in Shenandoah are specifically zoned for include the B-minus-rated Flamingo Elementary, where extracurricular opportunities range from a flag football club to a garden club. Then students here can advance to the B-plus-rated Indian Ridge Middle, which has its own sports teams, including basketball and soccer. The A-minus-rated Western High is next, where students can take advantage of the dedicated STEM Academy. The private St. Bonaventure Catholic School is an option in the neighborhood as well, offering prekindergarten through eighth grade and a curriculum flush with engineering, science and technology instruction.Day-to-day amenities are easy to find
This community is mostly residential, but it does come with close access to the Shenandoah Square shopping center, which features Publix, Walgreens and Dollar Tree. One of the area’s popular restaurants is in the complex, too: Ally's Comfort Cafe. The plate-size pancakes are a hit at Ally’s. Locals can also keep going down State Road 84 to stop in at La Esquina Restaurante for the chimichangas and margaritas.Ponying up is a pastime
When it comes to area events, one of the things Davie is known for is rodeos. “The cool thing about Davie, it’s got that equestrian vibe,” Ardila says. “It’s got the cowboy type of feel, which they keep in town.” The Bergeron Rodeo Grounds are an institution, considered the biggest tourist attraction in the city. The 72,000-square-foot facility is home to the Weekley Brothers Davie Pro Rodeo, which is considered among the best in the nation and hosts several events each year. “It’s a cool atmosphere to be able to go to a rodeo,” Ardila says.Namesake green space is a boon
Many in the community are within walking distance of the neighborhood’s titular asset: Shenandoah Park. This 17-acre spot is a draw in part for its splash pad, but it also offers everything from a basketball court to a baseball and softball diamond. People in the area frequent Shenandoah Park, says local Realtor Adrian Ardila of The Keyes Company. “You see a lot of families out there,” says Ardila, who has almost a decade of experience in the area.
