Local pride in a humble neighborhood
Set 3 miles west of downtown Dayton, Arlington Heights is a humble, impoverished neighborhood. The victim of deindustrialization and economic recession, the area was largely home to families that went back for decades. However, as newer generations left the area, family homes were left to blight or the wrecking ball, whichever came first. The people that remain, however, take honest pride in their neighborhood, adopting a loving but pragmatic view of the community. “Look, these aren’t exactly $100,000 houses we’ve got here,” says Brenda Weaver, president of the Arlington Neighborhood Club. “But we keep them maintained, and we keep them clean.” People like Weaver point to city-funded upgrades and civic improvements as proof that rejuvenation is just around the corner.

Homefull Grocery coming the summer of 2024
General stores and groceries are currently hard to come by in Arlington Heights. “You’re going to have to go out of the neighborhood for shopping,” says Miranda Biedenharn, a Realtor with Comey & Shepherd. “They don’t really have any amenities out there.” While the area is considered a food desert, construction on a new Homefull Grocery and Marketplace on Gettysburg Avenue is underway, with a grand opening planned sometime in the summer of 2024. It’s hoped that this 16-acre project will go a long way toward decreasing food insecurity in West Dayton in general. In the meantime, many residents go 3 miles west to the Drexel Foodtown for groceries.

20th-century homes in need of restoration
The biggest draw to the area centers around the price homeowners will pay for a home so close to the center of Dayton. However, low prices up front easily translate to long-term expenses. “Affordability is definitely a thing,” says Biedenharn. “But they’re all older, so you’re going to have a lot that requires some TLC.” Narrow, worn sidewalks pass modest front yards, sometimes gated in by chain link fence. Driveways and garages aren’t standard, making street parking a necessity. Ranch, bungalow and Craftsman homes make up most of the area’s home styles, with “as is” Craftsman homes starting in the low-$30,000s while a restored, turn-of-the-century bungalow will hit the low $60,000s.

Highways and bus lines
Route 35 provides easy access to downtown Dayton, just 3 miles east. Public transportation is a popular choice in the area, and the Dayton RTA provides bus routes all over the Greater Dayton area, with pickups coming roughly every half hour. The Dayton VA Medical Center is located in neighboring Fairlane for military healthcare needs.

Services at the Metro Library
Arlington Hills Park has playground equipment, swingsets, basketball courts and public restrooms, though the city plans to decommission the underutilized park in the next five to 10 years. The Dayton Grotto Gardens in neighboring Fairlane attracts over 600,000 visitors annually with its 12 acres of carefully manicured landscaping, ornate gardens and historic limestone chapel. The West Branch of the Dayton Metro Library is another important feature to the neighborhood, and hosts classes and events of every stripe. "They've got teen hangouts, business classes, job fairs--they reach all ages," says Weaver. "They've got line dancing! It's just endless."

Biotechnology at Thurgood Marshall STEM High School
Due to Ohio’s Open Enrollment policy, students can attend any area’s public schools, not just those in their district. Children can begin their education at the International School at Residence Park before heading to Wogaman Middle School, both of which score a D-plus on Niche. From there, they can enroll at C-minus-scoring Thurgood Marshall STEM High School, which features career pathways in biotechnology, health sciences and more.

First Fridays in Downtown Dayton
Dayton celebrates First Fridays during the summer with music, food and access to participating local businesses, including comedy clubs, performance venues and restaurants. Summer is also the time for the Dayton Celtic Fest, a celebration of Irish culture held every year since 2002.

The CAP Index puts Arlington Heights at a 7, above the national average of 4. The categories of homicide and assault with a weapon are listed at 10, the maximum score. But some locals believe that’s mostly a remnant of days gone by. “It’s a quiet neighborhood, but it hasn’t always been like that,” says Weaver of the Arlington Neighborhood Club. “Some streets are nice and safe, others you question.” She points out that the city intends to build a police station in the neighborhood by the end of 2025. Rome wasn’t built in a day, and residents like Weaver are thinking in the long term. “Give it about eight years,” she says. “You’re going to see some real change for good.”
Although crime is to be considered in Arlington Heights, it is not far from a Sheriff's Office.
