Burkhardt
Victorian homes in need of some TLC
The community has a "street-to-street" aesthetic found in many of Dayton's impoverished neighborhoods: one street can contain beautifully restored historic homes, while the very next one is filled with derelict structures in need of restoration or demolition. Well-worn sidewalks connect most of the area, providing a good level of walkability. The age of the neighborhood means that driveways aren't common, and lawns of any significant size are even less so. Almost entirely developed in the early 1900s, the most popular house styles in the area are Victorian, Craftsman, American Foursquare and the occasional bungalow. Historic homes badly in need of restoration can run between $20,000 and $75,000, while those that have seen restoration fall between $80,000 and $130,000, a significant difference from the neighboring Historic Inner East neighborhood, which has houses that top out in the mid-$300,000s.Get the scoop at La Monarca
Familiar franchises like McDonald's, Rally's and Family Dollar are readily accessible, and the family-owned Superette has served the community with groceries and other necessities for over 20 years. Big Baleada serves authentic Honduran dishes like carne asada and sopa de mariscos in a casual atmosphere, while La Monarca offers a full menu of specialty tacos, baked goods and fresh scooped ice cream. The annual Burkhardt Festival
Every summer, the Burkhardt-Springfield Community Association hosts The Burkhardt Festival, a one-night, family-friendly celebration filled with live performances and local food. Downtown's proximity means that locals have easy access to any of Dayton's signature events, including the Dayton Pride Parade and Festival, a two-day event celebrating love and inclusiveness.Embrace diversity at Ruskin Elementary
Due to Ohio's Open Enrollment policy, parents can choose schools for their children based on more than just what district they live in. Students can begin at Ruskin Elementary, which scores a C-minus with Niche and serves an immensely diverse student population, with English, Spanish, Swahili and Russian spoken, among others. From there, they can enroll at Belmont High School, which serves seventh through 12th grade and scores a C-plus. Belmont High is well known for its civic pride, reflected in its participation in local events all over the city.Go sledding at Washington Playground
Located in neighboring Wright View, Washington Playground is a 15-acre stretch of public greenery equipped with basketball courts, picnic pavilions and a vast field of grass with gentle hills, great for games of tag or sledding in the winter. Highland Park is home to Dayton's second-ever dog park: a fenced-in play area where man's best friend can get off the leash and have fun.Simple commutes to downtown Dayton
With access to U.S. Route 35 and downtown Dayton less than 3 miles west, many residents end up in the area for an easy morning commute. "For a lot of people in Burkhardt, the best thing about living there is the location," says local Realtor Todd Pultz of eXp Realty, who has worked in the area for over a decade. "It's one of the most central places to be in all of Dayton: you're close to shopping, close to the interstates. It's really incredibly easy to get just about anywhere in town if you're starting from Burkhardt." Public transportation is also essential to the neighborhood, and the Dayton RTA bus line provides access all over the city for two dollars a trip.Important to know
Due to its proximity to the busier sections of Dayton, Burkhardt can experience higher-than-average noise levels, with traffic, ambulances and other factors contributing. The CAP Index reports crime rates in the area as 6 out of 10, above the national average of 4. The city has responded to reports of rising crime with plans to increase police presence, including a new police station planned for West Dayton. This would allow for better response times all over the city.
