Burkhardt is an up-and-coming neighborhood that blends newly refreshed houses with homes that are ripe for reinvestment. It's an area where investors and first-time buyers can find classic architecture from Dayton's early days at lower prices than in some of the city's better-preserved historic communities. What draws most people, though, is the central location. Commuters are a quick drive from popular retail districts, major employers and the city center. Local businesses along East Third Street offer dining even closer to home, and kids can walk or bike to nearby public and charter schools.

Fixer-uppers, restored homes and low prices define the neighborhood

The neighborhood has a street-to-street landscape. Some residential roads are filled with recently restored homes, while others have long lines of poorly maintained or derelict properties. Regardless of condition, you can find many early 20th-century architectural styles represented, from Victorians and Craftsmans to American Foursquares and Dutch Colonials. Most properties are single-family, but duplexes are also common.

Prices usually range from less than $100,000 to the upper $100,000s. Some extra-large multifamily properties and completely renovated homes sell in the $200,000s and $300,000s, but this is considered rare.

Why buyers might choose Burkhardt over nearby historic districts

Burkhardt doesn't immediately stand out against its neighbor, Historic Inner East, which is well-known for its preserved architecture, tight-knit neighbors and walkable streets. However, home prices there are generally steeper, and renovation restrictions are tighter. Burkhardt may not be as established or well-preserved, but historic homes are relatively more affordable, and investors have fewer restrictions on the kinds of changes they can make. "Most of my clients are investors," says Realtor Austin McClain with Reafco. "They really like that the prices are more affordable, but you can still be near nice spots, like the Oregon district. It really comes down to being near downtown and other high-end areas for a lower price point."

Drivers have central access to Highway 35 and major employers

"For a lot of people in Burkhardt, the best thing about living there is the location," says Realtor Todd Pultz of eXp Realty. "It's one of the most central places to be in all of Dayton: you're close to shopping, close to the interstates. It's really incredibly easy to get just about anywhere in town if you're starting from Burkhardt." Highway 35 and East Third Street are direct lines into Downtown Dayton, putting commuters within 3 miles, or 10 minutes, of major employers. Drivers are also about 10 miles, or less than 20 minutes, from Wright-Patterson Air Force Base, the city's largest employer.

Students can walk to nearby charter and city public schools

Students attend Dayton Public Schools or local charter schools. Kids can walk or bike to Horizon Science Academy, a kindergarten through eighth-grade charter school inside the community, or Wright Brothers Middle School in neighboring Wright View.

Explore East Third Street businesses and downtown dining

No one would mistake Burkhardt for a major commercial hub, but many restaurants line East Third Street. People can easily drive, bike or walk to local businesses, like:

  • Abner's Restaurant, an old-timey diner serving classic American fare
  • Rice, a no-frills spot offering Chinese takeout and delivery
  • Big Baleada, a bright and colorful eatery serving traditional Honduran dishes
  • East Side Pizza, a relaxed parlor selling creative pizzas and oven-baked subs
If East Third Street doesn't pique your interest, you're less than 2 miles from the popular restaurants, bars and boutiques in the Oregon district, Webster Station and downtown Dayton.
