Inside the neighborhood, Pinewood Plaza offers a few commercial options, like a Family Dollar, a Cato Fashions and a few fast-food restaurants. The nearest grocery store is the Kroger off Woodman Drive. Less than 1 mile away, Airway Shopping Center is home to Asian grocery store Far East Center, a Big Lots and locally owned eateries. "There's this cool little coffee shop not far from Kroger called Pettibone. You wouldn't know it because parking is around back, but it's always packed," says Kerry Santiago, Realtor at Coldwell Banker Heritage Realtors who's sold all over Dayton. "You'll often see a lot of military employees and college students in there, and they have these signature sandwiches like the Simple Sammy and Hot Honey Grilled Cheese. Across the street, there's an Ohio icon — the Esther Price Candies chocolate shop. It originated here and now has stores all over Dayton." Other popular spots surrounding the neighborhood include Hasty Tasty Pancake House, El Gallo Cocina Mexicana and Joe's Pizzeria, which has served the community since 1959.

Home to the oldest residence in Dayton
Most of Eastern Hills follows the same format: cars park along the streets, sidewalks separate lawns from roads and narrow walkways lead up to covered porches. However, many roads have elevated lots, perching half the community's properties atop little personal hills. Across the entire neighborhood, home styles range from one- to one-and-a-half-story Cape Cods, American Foursquares, bungalows, Dutch Colonials and duplexes. The community is also home to apartment complexes and the historic Lewis Kemp homestead. This saltbox-style house is Dayton's oldest surviving residence, added to the National Register of Historic Places in 1975. While plenty of homes are from the mid-1900s, "most homes were built right around or right after the 1913 flood. It shaped the whole way Dayton was built," says Lisa Goris-May, Realtor with Glasshouse Realty Group who's sold all over the city. Single-family prices range between $100,000 and $200,000, while multifamily homes cost as much as $300,000. The Eastern Hills Community Council ensures its residents stay involved. It also strives to keep improving the neighborhood by planning park restoration projects, community cleanup days and holiday celebrations.

Hitting the water at Eastwood MetroPark
Eastern Hills has a few green spaces around the community. Pinewood Park shares recreational amenities with Kemp Elementary School. Kids play together on the playground or start a pickup soccer game on the park's wide-open field. The nearby Orville Wright Park also offers open space to play, and Overlook Mutual Trails lets BMX bikers master dirt jumps and winding forested paths. Hikers and pet owners prefer Creekside Trail, a 15-mile paved trail that connects to Eastwood MetroPark. Here, anglers cast a line at Mad River while people boat around Eastwood Lake or bring binoculars to spot soaring bald eagles. The Buckeye and North Country trails also pass through here as part of a 1,440-mile loop surrounding Ohio.For a bit of education and entertainment, residents are about 4 miles from the National Museum of the United States Air Force. Although located on the Wright-Patterson Air Force Base, the museum is open to the public. As the world's largest military aviation museum, visitors admire over 360 aircraft and missiles, thousands of military artifacts and seasonal special exhibits.

Highway access and nearby military employers
With Highway 35 to its south, Eastern Hills residents are roughly 4 miles from downtown Dayton and the University of Dayton. The neighborhood is also close to Wright-Patterson Air Force Base, creating a short commute for military personnel. Greater Dayton Regional Transit Authority (RTA) buses stop along streets including Huffman Avenue, Burkhardt Road and Woodman Drive.
Award-winning programs at Stivers School for the Arts
Under the Dayton Public School District, students attend Kemp Elementary School, which is inside the neighborhood. The school develops math and science skills with interactive programs at The Challenger Learning Center. Next is Wright Brothers Middle School and Stivers School for the Arts. Niche gives the elementary school a C rating, the middle a C-minus and the high a B-plus. Niche also puts Stivers in Ohio's top 10 best high schools for the arts because of its award-winning magnet programs.
