East Dayton neighborhood near two schools and a nature reserve
On the far east side of Dayton, Eastmont is an up-and-coming community with much to offer its homeowners. "Eastmont's becoming a trendy area because although it's not walkable to downtown, you're still only a very short drive to all the cool restaurants, breweries and festivals downtown," says Kerry Santiago, Realtor with Coldwell Banker Heritage Realtors who's sold homes all over Dayton. Other small but busy commercial corridors are also within a few miles' reach, featuring everything from local eateries to entertainment hubs. Residents are within walking distance of two schools and natural landscapes, like an expansive wetland reserve and a tree-lined rail trail. Along residential streets, locals take pride in their community by carefully renovating and maintaining the homes that have been around for generations.
Hasty Tasty, serving the community for generations
Several commercial corridors are near Eastmont. To the south, neighbors watch the game or meet for dinner and drinks at Fricker’s, a sports bar chain specializing in "Frickin' Delicious" wings and nuggets. At The Root Beer Stande, locals walk right up to the window to order house-made root beer and ice cream served in a frosted glass. This retro café is open seasonally and only accepts cash, so customers hit the ATM before going. Down the road, shoppers search the racks at two large thrift stores. To the northwest, fast food options are plentiful, and discount stores and a vintage mom-and-pop shop that has served customers since 1952 are shopping destinations. There's also a breakfast spot that's a favorite with locals. "The Hasty Tasty Pancake House is a super-popular place for breakfast because it's not your typical chain spot, and people here love to go where their grandma used to go," says Santiago. Kettering Town Center and The Greene are within a 4-mile drive of the neighborhood. Kettering features well-known shops like Kroger and Big Lots, as well as various restaurants. The Greene offers an open-air experience that pairs shopping with a nationally recognized comedy club. Eastmont residents also drive 6 miles downtown for events like First Fridays and Dayton's Lights in Flight Festival.

Neighbors take pride in longstanding community
Brick and vinyl-sided ranch styles built in the 1950s make up the bulk of Eastmont's housing. A few Cape Cods and bungalows are also in the mix. Most homes sit close together, with trim lawns separated only by narrow driveways leading to detached garages. Tall trees occasionally shade the sidewalks that run throughout the neighborhood. While many homes are well-maintained, some are in various stages of renovation. "Because the homes are a bit older here, a lot of first-time buyers or young families are moving in and revitalizing homes because the affordability allows for updating," Santiago says. "We also have a lot of military families here and locals who were born and raised in Eastmont who really know the history of the area. Throughout the neighborhood, you'll notice a real pride of ownership." Completely renovated exteriors and interiors, freshly painted porches with hanging plants and swings, and flowering walkways dotted with American flags show the community's care and neighborly attitude. Prices range between $100,000 and $170,000, with a few properties listing as high as $250,000.
Eastmont is also home to a lot of military families as well as born and raised locals.

Woodman Fen offers a muddy adventure
The densely forested Woodman Fen, a 33-acre conservation area, is within walking distance of Eastmont. The park is known for its 1,800-foot-long ADA-accessible boardwalk, the longest in the MetroParks system, but it is currently closed for repairs. The reopening date is still tentative, but in the meantime, the park's nature trail is open. Hikers should be prepared to get messy, as the loop is covered in a thick layer of peat, which supports the area's rare plant growth but covers anyone passing through in mud. But trekking through the mess puts hikers in one of the region's best spots for birdwatching. Swooping past the reserve is the Iron Horse Trail, a 7-mile paved trail. To the east, the private Walnut Grove Country Club offers a championship golf course, a heated swimming pool and member-only social events.

Dayton's STEM school expanding to elementary education
The Dayton Public School District serves Eastmont students, starting at Eastmont Elementary School just north of the neighborhood. Within walking distance of most homes, the school has a C rating on Niche. Seventh and eighth graders attend Wogaman Middle School, which has a D-plus rating, followed by Belmont High School, which has a C-plus. Families also have the option to apply to The Dayton Regional STEM School, which is just south of Eastmont. This specialized middle and high school is expanding to elementary, meaning students of all grade levels will soon be eligible to apply to the school's lottery admission process. The elementary building is not ready, and the school's two-year phased admissions plan will begin in the fall of 2025. "Since they've not broken ground yet, I will tell you right now that we're looking for a swing space for the children to go to until the building is finished because it will not be ready next August," says Molly Johnson, the school's admissions coordinator. Niche gives the current school an A-plus score and considers it the best public high school in Dayton.
Eastmont Elementary School has a student to teacher ratio of 11 to 1.
Belmont High School has an overall rating of C+, according to Niche.

Buses and thoroughfares to Downtown Dayton
While most locals drive to get around the city, public transit is available at several Greater Dayton Regional Transit Authority bus stops along Woodman Drive. Roughly 1 mile north, drivers use Highway 35 to head downtown or merge onto Interstate 675. The interstate leads to Wright Patterson Air Force Base in 7 miles and Springfield in about 28 miles. For flights, Dayton International Airport is 18 miles northwest.
