Civic pride in Edgemont
While it was once a hive of activity during Dayton's manufacturing boom in the early 20th century, Edgemont has slowed in the years since. But despite economic stagnation and flagging property values, civic pride is a core value among locals. Sam Osby, owner of Sam's Eatery, has lived in Edgemont his entire life. "I know everyone," he says. "A strong community feel is what's kept me in the neighborhood for so long." This, combined with proximity to downtown and reasonable real estate prices, make Edgemont an excellent consideration for first-time homeowners, young professionals and people who want to be a part of the rejuvenation of a historic Dayton neighborhood.
Edgemont is in the southwest corner of Dayton, bordered by I-75 and US-35.

Historic homes looking for renovation
Homes built primarily in the 1910s and 20s line the residential streets of Edgemont. This age has lent a sense of stateliness to some buildings and an urgent need for renovation to others. However, the need for rehabilitation is nowhere near as universal as the houses in many other West Dayton neighborhoods. Occupied homes tend to be tidy and well-maintained, with small front and back yards that are occasionally fenced in. Garages and driveways are infrequent, necessitating street parking in most areas. Well-loved sidewalks make the residential zones very walkable, though this shifts as the neighborhood nears Interstate 75 to the east. Traditional and modern style homes are most popular, with Craftsman homes needing rehabilitation starting in the mid-$10,000s and modest ranch-style houses reaching the mid-$60,000s—a fully renovated American foursquare with garage peaks in the low-$100,000s.
