How relative affordability and city access draw buyers to Kittyhawk

Kittyhawk is not Dayton's typical neighborhood. It has long stretches of open fields and dense clusters of manufacturers, and very few homes. But a few factors still attract new homebuyers. The area's relative affordability is one of the biggest draws. You're also next door to Dayton's premier casino and racetrack, and Northridge's retail and restaurant options are just a few blocks outside the neighborhood. Commuters also have quick interstate access, keeping the rest of the city accessible.

Housing options are limited but cost much less than nearby areas

Kittyhawk's housing is limited. The neighborhood has one main subdivision, the Sunny Acres Mobile Home Community, which is in the middle of the neighborhood and has single-level manufactured homes. There are also a couple of dozen farmhouses and ranch-style homes scattered along roads like Rip Rap Road and Birch Drive.

"There isn't much housing, but what Kittyhawk has is affordable," says Miranda Biedenharn, Realtor with Comey & Shepherd. Homes here cost less than $100,000, usually ranging between the $20,000s and the $60,000s. These prices do not reflect the average home's condition, as most houses have been well-maintained. Homeowners also pay roughly $600 to $700 in monthly HOA fees.

Who might consider the neighborhood to be a good fit

The neighborhood's relatively inexpensive homes can be a solid choice for:

  • Retirees needing one-level homes and zero-step entry
  • Downsizers looking for low-maintenance properties
  • First-time homebuyers shopping on a more restricted budget

Neighboring Northridge is the go-to place for shopping and dining

The neighborhood doesn't have many restaurant options other than a few small taverns. However, Kittyhawk is next door to Northridge, which has shopping and dining along Interstate 75. For miles up and down the highway, you can find grocery stores, auto shops, major chain restaurants and local eateries, like Little York Tavern & Pizza. "From Interstate 70 down into Downtown Dayton, you have a lot of businesses," says Brian Clawson, real estate agent at Re/Max Alliance Realty Inc.

Local entertainment centers on races, slots and live shows

Kittyhawk's biggest indoor and outdoor attraction is Hollywood Gaming at Dayton Raceway. Here you can:

  • Watch live horse races from September to December
Try your luck on the slot machines
  • Watch and place bets on televised sporting events
  • Grab a drink or a bite at the casino's diners and bars
  • Watch live concerts and DJ sets at the H Lounge

Drivers rely on Interstate 75 for quick commutes

You'll need a car to get around the neighborhood and the rest of the city. Luckily, main roads like Interstate 75 and North Dixie Drive are in neighboring Northridge. Each offers a quick 4- to 5-mile commute to downtown Dayton, which is home to many major employers. Some residents also work for manufacturers and industrial employers in the neighborhood.
