Blanketed in long, uninterrupted stretches of open fields and copses of trees, the community of Kittyhawk represents what happens when the suburbs begin to peel back, revealing the first glimpses of a sleepy, country lifestyle. Located in Dayton's most northern corner, this tiny neighborhood is best known for its manufacturing industry and the blue-collar sensibilities that go with it. Quiet and remote, Kittyhawk acts as a gateway to a rural pocket of space not often seen by residents of the Greater Dayton area.
Manufactured homes and ranch-style among the trees
Single-family homes can be difficult to find in Kittyhawk, and not just because they tend to be obscured by overgrown patches of trees and brush. What housing areas there are tend to be on the neighborhood's outskirts, blending into neighboring communities like Miami Villa and Huber Heights. "The houses are smaller, mostly ranch-style and split-levels," says Miranda Biedenharn, a Realtor with Comey & Shepherd that's served the area for nearly 20 years. Most of the area's population can be found in manufactured homes at the Sunny Acres Mobile Home Community. Prices range from the low $20,000s for a modest two-bedroom mobile home to the high $60,000s for a well-maintained doublewide. A single-family ranch can run anywhere between the low $100,000s and the mid-$200,000s. "There isn't much housing there, but what it has is affordable," Biedenharn says.
Sunny Acres, in the south end of Kittyhawk, provides homes for residents of 55 years and older.

From Kittyhawk to downtown
Downtown Dayton can be found 4 miles south via Interstate 75 for morning commutes. However, residents are more likely to work in one of the many manufacturing businesses in the immediate area. Public transportation can be difficult to acquire, as the Dayton RTA bus line does not run through Kittyhawk in any significant way. However, a nearby stop is available on Webster Street in Northridge.
Hot wings and entertainment at Rip Rap Roadhouse
While most retail establishments and restaurants will be found in neighboring areas like Northridge and Huber Heights, Kittyhawk does claim one popular spot in Rip Rap Roadhouse, a biker-style bar and grille located in a historic barn originally built in 1853. Lots of familiar comfort food favorites like Wendy's, IHOP and Hardee's pepper the surrounding area, and Kroger can be found in the neighboring community of Forest Ridge-Quail Hollow.

The Miami Trail and horse races
Residents looking to appreciate the great outdoors can visit the Great Miami River Trail. This 93-mile walkway follows the eponymous river as far north as Vandalia, with nature spreading in all directions every step of the way. Those who prefer to sit down while having fun can visit Hollywood Gaming at Dayton Raceway for drinks, horse races and the bright lights of dozens of slot machines.

Diverse academics at Wayne High School
Open Enrollment in Ohio schools allows students to attend any public institution they prefer, regardless of local district. Students can begin at Kiser Elementary before heading to Northridge Middle School, both of which have a C-minus on Niche. Older students can enroll at C-plus-ranking Wayne High School in Huber Heights, recognized as one of Ohio's most diverse school districts.
The student to teacher ratio at Kiser Elementary School is 13 to 1.
