Just a few miles to downtown
Bordered by Route 35, Lakeview offers a convenient straight shot into the downtown area, with just 3.5 miles between the two. Public transportation is popular, and the GDRTA provides bus service from Lakeview to most regions of Dayton on a half-hour basis. The Dayton VA Medical Center is in the Fairlane neighborhood, 1.5 miles west, for veteran healthcare needs.

Upgrades coming to McCabe
McCabe Park is located on Lakeview's northwestern side and features acres of green space, playgrounds, basketball courts, picnic pavilions and copses of large, shady trees. Narrow, worn sidewalks, gentle hills, stonework bathroom structures, and resting places surround the area. "In the summer, Parks and Recreation turns on the sprinkler system so they can have a little splash area," says Winnie Johnson, branch manager of Dayton Metro Library's West Branch. The city has recently announced plans for various renovations and upgrades to its park system, including adding a dog park and walking trail, with upgrades made to the basketball courts and picnic shelters. These changes are expected to occur over the next five to ten years.

Low priced historical homes
Lakeview boasts less expensive real estate, even in an area where housing is generally more economical. "It is more affordable than some other areas around it," says Kurt Jackson, a Realtor with Howard Hanna Real Estate. Some locals say there's a good reason for that, however. "There's no income coming in," says Johnson. "So you get the property for dirt cheap, but the value doesn't go anywhere." As a push in the right direction, however, Johnson says there are plans to tear down some of the more threadbare housing projects to replace them with single-family affordable housing. The recently approved funding will begin demolition sometime in 2024. Ranch, bungalow and prairie-style homes are the most common in the area, with a broad swathe built during the turn of the 20th century and earlier. A fixer-upper bungalow starts in the high $40,000s, while a renovated historic foursquare maxes out in the low-$100,000s.

College Credit Plus at Dunbar High
Open Enrollment allows parents to choose what schools work best for their family rather than let their address be the sole decider. Students can begin their education at Louise Troy Elementary before enrolling at Wogaman Middle School; both received a D-plus on Niche. Dunbar High School received a C-minus on Niche and is known for its College Credit Plus program, allowing students to enroll in college courses while finishing their degree.

Wogaman Middleschool serves 367 students in 7th and 8th grades and serves the Lakeview area.

Ribs at Huffies BBQ
For a meal out, Huffies BBQ in the nearby Highview Hills offers classic soul food selections like ribs, brisket and fried chicken with a small-town diner atmosphere. However, due to food desert conditions, grocery stores and other necessities will require a drive. "People in that area are trying to get fresh meat and vegetables, and it's hard to come by," says Johnson. "If they want to go to a Wal-Mart or a full-fledged grocery store, they have to go more than five miles out."

Celebrate at the African American Cultural Festival
Dayton celebrates the first Friday of every month with a free event downtown filled with live music, food, comedy clubs, bars and movie theaters. The Dayton African American Cultural Festival has celebrated the African American diaspora with live jazz and gospel, art pavilions and food vendors every August since 2006.

Lakeview's crime issues mirror those of other low-income communities in West Dayton over the years. The neighborhood's CAP Index score is 7, above the national average of 4. Dayton crime has increased yearly since 2021, though local police point out that violent crime has dropped. Sgt. Kyle Thomas, president of the Dayton Fraternal Order of Police, hopes that pressure on the city will increase police presence.
Although much of the Lakeview neighborhood is safe there are elements of crime in the area.
