Though once just another of West Dayton’s impoverished neighborhoods, a civic and business-led movement has grown in recent years, suggesting a new day for MacFarlane is just around the corner. Renovating historic homes and destroying those beyond saving has begun the long path to reinvigorating the area. Community initiatives, affordable housing, and proximity to Dayton’s downtown area have made this neighborhood attractive to investors and first-time homebuyers.
Restoring the historical
While first impressions of MacFarlane can be humble, closer inspection reveals a past worth restoring. “There are some massive, estate-style homes in the neighborhood from long ago when we had thriving manufacturing plants in Dayton,” says Miranda Biedenharn, who works with Comey and Shepherd Realtors and has been selling homes in the area for 15 years. “The homes were forgotten about and started to fall apart, but recently, there has been a push to restore them to their former glory.” Cape Cod, Craftsman, and American Foursquare are popular housing styles in the area, many over 100 years old. On the one hand, this offers a historical quality that some homeowners find irresistible. On the other, these fixer-upper houses often require a level of investment equal to the price of the building itself. Worn sidewalks connect homes to local commercial zones, giving the area a level of walkability. Street parking and small, grassy yards are the standard. Homes generally run a price range between $50,000 and $150,000.

Convenient to downtown and Miami Valley Hospital

Burkham Center Park is a public expanse of greenery dotted with mature trees, multiple playground sets, basketball hoops and vast stretches of grass for picnics, games of tag and comparing cloud shapes. Named for the lauded African-American poet who once made it his home, the Paul Laurence Dunbar House offers guided tours and free admission for anyone interested in the literary side of Dayton.
